Pros (+) Maybe the location; that’s about all.
Cons (-) The room was smaller than it appeared - no big deal though. Hot, the room was overwhelmingly HOT ! So with that, you open the window - try to open the window. It has a devise that allowed you to open the window 3 inches. Probably a good thing because that also allows the traffic sounds into the room.
