It met all our expectations.
breakfast was adequate and if you required extra, it was provided. the location of the guest house appropriate to our needs and close enough to all amenities. a thoroughly enjoyable stay. martha and leo were perfect hosts, as were their staff. didnt get to say ggodbye or thank you, so applying it to this message.
Location was good. Staff were friendly. Bed was very comfortable and a good size
Breakfast was average. Only 1 key given for 2 guests which was a nuisance. Hairdryer in the room was broken however we were given a spare. Room was never serviced throughout our 3 night stay. Accommodation itself was very old and outdated
Fabulous location! 2 minutes' walk to the Esplanade & everything that you'd like to do, on a short trip to Brighton (The Pier, The Lanes, The Palace etc), are all within a casual walking distance. The staff is friendly & the place is clean, neat & tidy. The included breakfast is comprehensive - hot, filling & complete.
The rooms are small & cramped especially if you're a party of 3 adults, as we were. There is no lift so bags have to be carried over a couple of flights of stairs. It's a busy residential area & as such only on-street parking is available - you pay to a maximum of 2 hours between 9 a.m. & 8 p.m. & free outside of those hours.

Too many stairs to get to a single room, very hot room, location is a bit far from amenities in a hilly part of town. Huge room key that was uncomfortable to carry around and noisy. Walls are very thin, you can hear the next room’s guest cough and snore clearly. Reception staff was a bit abrupt. Asked my nationality -I suppose out of courtesy but not really something you should ask in the UK to a guest- despite the sound of my name. Breakfast starts late for a work stay - 8:30am barely time to have it before heading out. Piece of Advice: Pay a bit more, stay somewhere else
