Pros: Clean and comfortable
Cons: Restaurant was closed and there were leaks in the conservatory
10.0 Excellent
Pros: Great location not too far from the station. Loads of secure parking as well. Great breakfast
6.0 Good
Pros: Nice breakfast staff friendly bed snug but comfy if you want to be near the centre ideal
Cons: Tired rooms no blinds or nets on window overlooking car park so either draw curtains or get dressed in the bathroom also very bad lighting in the bedroom, bathroom was very nice though sadly all felt a little 1980s
8.8 Excellent
Pros: Location was good for the Town Centre, in a quiet back street. The postcode doesn't match the exact location so a little difficult to locate, best to call in advance for guidance. Good car parking on site. Reception good and friendly/informal. Taken to room which is good. Room pleasant, clean, but dimly lit, need lamp upgrade. Bed comfortable, bathroom modern with bath and shower over bath. Toiletries provided. Toiket roll holder (in this room) awkwardly positioned adjacent to toilet making it difficult to sit. Towels big enough. Tea and coffee avail as usual, overall good. Breakfast cooked to order and good. Sausages too"Herby" for me. Tea water is too cold, served from cafetiere warmer. Coffee is good. Bar not used but attractive. I will stay here again, no hesitation.
Cons: See above.
9.0 Excellent
Pros: everything good will return
Cons: all good
6.3 Good
Pros: Staff were extremely friendly and helpful from check in through to breakfast the following morning. Good location for town centre and where I was working
Cons: Room was dated, cracks in the walls, stains on paintwork from where a bug or two had ended their lives!! No evening restaurant facilities provided in Jan/Feb which wasn’t stated upon booking
9.0 Excellent
Pros: Friendly and efficient service, very clean room and comfy bed
8.3 Excellent
Pros: Very friendly staff. Welcoming and pointed my grown-up sons in the direction of an iron for their wedding shirts (and I didn't iron them!!!)
Cons: Our bedframe was a little noisy. Mentioned it at checkout and they were going to get maintenance to look at it straight away. I was also told that having upgraded the bathrooms the bedrooms are next so new beds are about to arrive.
9.0 Excellent
Pros: All the staff were very friendly, the room was nice and the bathroom and shower were great. The bed was very comfortable.
Cons: The lighting was terrible... I had to do my makeup in the bathroom and even then the lighting was not great. I was going out to meet friends and the light was so dim I could hardly see even though I switched on 5 lamps in the room it was still really dark.

Pros: Location was good for us for where we needed to be staff were nice
Cons: Didn’t have the rooms we originally booked , they then tried to squeeze us all in one room with bump beds and a sofa bed ,the mattress was about 2” thick on the sofa bed just like sleeping on steel frame . Very dated rooms I wouldn’t say good value for money

1.0 Poor
Pros: Good location, easy to get to.
Cons: The shower was broken. The TV did not work very well. Generally not very clean.
9.0 Excellent
Pros: The location was ideal for our attendance at a function at the village of Kelham nearby. It was well situated en route to the motorway. The parking and ease of access to our accommodation was ideal, the rooms spacious and warm, the facilities clean and modern and no steps. My husband is too frail to have attempted the journey to Kelham and back to Lancaster in one day and we were pleasantly surprised by the Ashiana.A bonus was the delicious, light evening meal we enjoyed in the restaurant. Sadly, breakfast was not available but we were able to make hot drinks and have biscuits in our room and had breakfast on our journey home. The staff were very kind, friendly and respectful.
Cons: The only difficulty was that we arrived about 5pm and couldn't find anyone to give us the key to our room. We got very cold searching around the premises and eventually found someone in the kitchen area. Once we found someone they were very helpful.

Pros: the meals were excellent , the staff were very friendly and the garden was very nice despite it being Winter
1.0 Poor
Pros: Room was ok. Although the suite bound on the floor tiles making it extremely difficult to open and shut.
Cons: Everything. Waited 10 minutes at reception before anyone arrived to check us in. There are so many other things that were not acceptable I don't know where to begin. Will never return.
10.0 Excellent
Pros: Staff very friendly and welcoming. Breakfast excellent
6.0 Good
Pros: Location was fine. Breakfast was acceptable - poached eggs were hard. Limited choice on cold table.
Cons: We were served our Dinner in the Bar which had no heating on and was very cold. Drinks were limited; they did not have Baileys and Wines and Gins were not re-stocked. Meal was adequate but the starters were very small!! At breakfast; the waitress spilt boiling water over the table and seat (fortunately, not occupied) and we were concerned about the ladies hand. The one Waitress was efficient but not very smiley or approachable. 3 Bulb Lights were not working in our room; but these were replaced efficiently. Toilet in main house was rocky.
7.0 Good
Pros: breakfast very good only complaint had to remind about no toast with meal room nice size and all in all good value
Cons: we had afternoon tea and I must say not value for money we have had better, had to ask for milk for tea and could of been more sandwiches but to be honest they did ask if we wanted more, morning breakfast we had to ask for toast and it came after breakfast

Pros: The accommodation was different from what we used to in the fact that that we could have breakfast in our room at our own pace. The amenities were amazing, so clean, comfortable bed. Staff very nice, if you need anything they more than willing to help. As places go, 10/10 definitely go back.
10.0 Excellent
Pros: Very friendly and welcoming staff. The room was lovely. It was large, nicely furnished and had a very comfortable bed. The ensuite bathroom was nice with a lovely shower. Continental breakfast in the room had good variety, even a toaster with lovely fresh bread provided. The pub is nice and cosy. The menu looks good but we had eaten before we arrived so only had a drink. Will definitely stay here again when we're in the area
Cons: It would have been nice to have a cooked breakfast but I understand it's not viable with only 3 letting rooms. The continental breakfast in our room was good.
9.0 Excellent
Pros: we were well looked after by a genial host and his willing amiable staff .Some of the food produced by chef were very well thought out and beautifully presented .I have to say mind that the fish and chip night (wednesdays) was incredible value .The addition of well tended Timothy Taylor Landlord was a great bonus. Our room was on two levels but very spacious .Continental breakfast in the room actually grew on us very much after we were initially uncertain .Try it !
Cons: I wouldnt seek to change anything .Whilst I have said that the room isnt a budget deal, personally I think we got moneys worth mind.
9.0 Excellent
Pros: Great location, lovely room, super food at friendly bar next door. Liked the continental breakfast which was in the room / room fridge when we arrived, as never that fussed on a big fry-up anyway. Had a lovely time, would definitely consider coming back.
Cons: Only 2 minor quibbles were - 1. Black mould round the windows (I think you need a better extractor in the bathroom and a tiny bit more ventilation in the room to fix this) and 2. I couldn't get the wall heater to work, despite following the instructions to the letter (but this wasn't a problem as the room also had a little fan heater).
8.0 Excellent
Pros: Lovely old building in historic village. Continental breakfast on a nice table in spacious well equipped room very good. Milk, yoghurt, butter, juice etc in a wee fridge. Thoughtful. Soft smooth linen on a comfy bed. Food OK in restaurant but nothing special.
Cons: Rather cold in main building. need a fire going for looks as much as heat. It is winter!!!!! We both found our room and bathroom a bit on the cool side and blocked a chill coming from under our door. Food could show a bit more skill and variety. No major moans at all and most easily rectified.
10.0 Excellent
Pros: Our second stay at this fabulous inn. A great find and we will be back again. Its very cosy and homely.

Cons: Nothing
4.0 Okay
Pros: Very clean. The breakfast was pretty good too and the bed was comfy.
Cons: There wasn’t any information about check out or breakfast times. The door key didn’t work properly. The worst thing was the toilet was broken. I told the receptionist as soon as we got there, but it was late at night and couldn’t be fixed then. For this, I don’t think it was worth the £90 I paid for the night. The main hallway smelt a bit off. Not very impressed. I’d like at least a bit of money taken off the cost.
8.0 Excellent

Cons: My room was above the bar and the music was quite loud.

10.0 Excellent
Pros: We loved everything. Susannah and Marcus couldn’t have been friendlier and more accommodating both before and during our overnight stay and on arrival we had the warmest welcome ever. The house is fantastic and our suite was beautiful with very luxurious furnishings and amenities. Our little dog was treated like royalty and able to go anywhere in room due to appropriate throws/ bedcovers put in for purpose. Susannah gave us detailed and honest information about the area and the breakfast was amazing. The apple juice and fruit grown by the family is beautiful. We hope to return and would recommend to anyone.
Cons: Nothing
9.6 Excellent
Pros: The hosts, room and location were wonderful!
Cons: Loved everything but quite warm in the room during the night. A fan would have been a the cherry on a perfect cake.
7.5 Good
Pros: Absolutely gorgeous room at the top of the house. Very comfy bed. The breakfast wasn't as great as we'd hoped; perhaps we'd just got an off day or two. But very friendly and would definitely stay again.
10.0 Excellent
Pros: I Loved the room, the log burner a real nice touch, with open beams and a large bathroom. Not too hot. Not too cold! The owners are very friendly and lovely and make you feel like family. I certainly did. The breakfast is excellent using locally sourced produce where possible and great coffee. For those with a electric vehicle with a type 2 charge port, I was getting 23kw hour charge on my tesla and it is not on the road but in the drive and secure. Highly recommended and I stay in many hotels but have never felt so at home or welcomed as this b&b. Will visit again.
10.0 Excellent
Pros: From arriving loved Suzannah’s energy , such a fabulous lady . The room was so comfy & quirky along with the comfy bed.
10.0 Excellent
Pros: Susannah made the stay personal, it felt like i’d Just called in on a friend! Beautiful fixtures & fittings, & the bed was one of the comfiest I’ve slept in. Having a log burner in the bedroom is a real touch of luxury, as is having a sofa in the bathroom!
8.0 Excellent
Pros: The second room we were offered was properly ensuite, but also had a lounge area, which was a bonus.
Cons: My husband had been warned that our bedroom was separate from our private bathroom. He had not realised that this meant down 3 steps and then up three steps on the communal landing to get to our bathroom. Not very user friendly in the middle of the night. Hence the change of room offered by our hostess.

Pros: Really liked the interior and breakfast in the conservatory ... very friendly and lovely morning before my daughters graduation ceremony in Lincoln.
9.6 Excellent
Pros: Our room the Versailles was amazing and we had a great nights sleep. We loved the originality and quirkiness of the place, and of course the owners Carol and Roger. If you are looking for something different and not your usual hotel chain then this is the place.
4.2 Okay

Cons: Everything
10.0 Excellent
Pros: Everything that you could imagine you might need was provided. Very interesting house with wonderful welcoming owners.
Cons: All good
9.2 Excellent
Pros: Very quirky - no shower but a bath - hadn't had a bath for years! Wonderful continental breakfast.
7.9 Good
Pros: We stayed 2 nights to celebrate our 15th wedding anniversary. On arrival Carole greeted us with a warm welcome and asked us what time we would like our continental breakfast the following morning. Carole gave us a brief tour of the house before showing us to our room. We stayed in Versailles which was a delight and housed a comfortable bed. Tea and coffee making facilities were available which included fruit tea, tea and cappuccino sachets and 2 roses chocolates. The next morning we had our breakfast on the terrace accompanied by Tinkerbell the cat who was very friendly (I love cats!). Carole had thoughtfully got us a card for our anniversary and took photos of us. The house is amazingly quirky and peaked our curiosity. I loved the purple carpet and the opulent surroundings. Carole is a very chatty host and nothing is too much trouble for her. The house is immaculately clean - not an easy task with so much memorabilia and decoration. Priory house is an escape from the real world and offers many many different things to look at. Long Bennington is delightful village which houses 3 pubs within walking distance and a co-op. Top Tip - no pubs in the village serve food on a Monday but there is a fantastic chippy and Indian take away.
Cons: On arrival we were concerned about the proximity to A1, but the noise was low-level background noise. Such high standards have been set by the interior , which raises expectations of the quality of food unfortunately this was not parallel. This may be harsh criticism such is the standard of the B&B.
8.3 Excellent
Pros: Cottage was fantastic quirky but very comfortable.
Cons: Wifi is available but the signal in the cottage was poor.

Pros: Very friendly welcome, lovely rooms, great breakfast. We stayed here to visit the Lincoln Christmas markets and found it to be a great location with a pub right next door. The cottages are a good size and very clean and nicely furnished.
Cons: Nothing - we loved it!
