Pros: Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back.
Cons: The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com

Pros: The location is great! You have easy access to Kailua Bay and walking along Ali'i Drive. Nice staff and an updated lobby. I found that the WiFi connection on the 5th floor was better than in the lobby.
Cons: Very few amenities. They do offer complimentary bike rentals, but the bikes are in serious need of repair!

Pros: Close to the beach and restaurants. Was a good price and clean.
Cons: Was a bit dated, but no problem with that. The bed was very soft and pillows not to my liking but for a few days it was adequate.

Pros: I arrived late and enjoyed waking up to the sun and the beautiful view. It was a nice surprise to my first day in Hawaii. The staff were also really nice and helpful.
Cons: My room kinda smelled like a sweaty old grandpa, which I didn't actually mind all that much. :)

Cons: Parking is limited and the parking ‘security’ was a bit annoying. He also ‘ticketed’ us for parking in the disabled spot, but didn’t bother to look on the rear view mirror for our disabled parking pass. This was after we showed it to him several nights before when he yelled at us for parking in the disabled space. The hotel front desk took the charge off and were nice enough to call me before actually charging my card to ask what happened.

Pros: This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive.
Cons: For the simplicity of it, it's rather expensive. No where else would I be OK with paying 160 a night for bare bones. No real complaints.

Pros: This hotel was very easy to find coming from the airport. The staff was very friendly and helpful. The hotel was clean and the rooms were very nice. There was a coffee maker and an iron and other amenities in the room. It was very close to downtown where there were stores, restaurants, historical buildings and tour staging areas. We would stay there again.

Pros: The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants.
Cons: Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.

Cons: I only get a room at the King Kam for Brew Fest, I live in Kona. After brew fest was cancelled, I decided to use the room anyway. Have a night on the town without driving. $364 for a 2nd story room, at check in I asked for free parking since the event had been cancelled. I was told "sorry, no" at check in. No special considerations from management whatsoever.

Pros: The bar and the lagoon
Cons: During our check in we found out that they didn’t have 2 double room I ordered. Instead we were forced to stay in a king room with a very uncomfortable roll out. We were the first people in line at 3:45, and apparently arrived right before the rush. We were told that th room wasn’t ready and we were early so oh well. Instead of trying to get us checked in ASAP the front desk lady took care of approximately 10 people (the whole line) then got around to us. We waited 35 minutes so she could take care of the entire line even though we were first. Bad customer service!

Cons: Dirty, loud, old. Dirty: pool was gross, they put carpet down, the bottom of our feet turns black, my kids noticed it, then we checked yelp for reviews, it is dirty. Floors were wet? Gross. Cockroachs all over the place. Dated: built in the 50s still in the 50s. Noise: don't go to bed before the music stops, 10p sun-Thur, 11pm Fri and Sat. It sounds like the band is in the room at night, and the birds are in your room in the morning, 6am Don't stay here, get a VRBO down the road. Not worth staying here. Do not stay here. We didn't goto the luau, you can watch from the bar, and there were kids at the pool, that out shouted the luau, glad we were not paying for it. In room AC was bad, it was over my head and spitting water on me at night. We will never stay there again. Employees were great but didn't make up for the hotel's shortcomings.

Pros: Right on the main strip of Kona, but you probably won't see the water from your room.
Cons: I accidentally booked this instead of the Royal Kona and they wouldn't refund me even 10 minutes after I made the reservation. I got there and there are gates on all the doors and just feels depressing. Instead of looking out on the water, you'll be looking at what feels like a project development in Detroit.

Pros: Good location.
Cons: There are hidden fees that are not listed in the fine print. Staff claimed they were but they were unable to show us. You will pay a lot more than listed in the deal. Rude staff and they never gave us any pool towels. Only had 4 bath towels and two washcloths for four people. Tried to call the front desk and answering machine claims they close at 4 pm and we checked in at 3:30. Not helpful. The Stairs make it tough with luggage and kids. Hard to swim at the rough waters and rocky beach.

Pros: I liked the location, the room was prepared other than temperature, the view was nice of the local small beach. Its within walking distance to Breakfast and food. You do have an Ocean View which is actually amazing. Late night Check In phone system worked fine.
Cons: We had a family of 4, which is pushing it in this condo, and there was only 3 pillows on the main bed and one pillow in the closet for the sleeper. The room was very warm, musty, and took half the night to cool down. We traveled 12 hrs coming in very late and just wanted to crash. Not comfortable at all. In this price point I don't expected recently refurbished or much in decor but I always expect to get a good nights sleep and expect it for my family too. Extra pillows are very inexpensive, as low as 3.00 a piece at Walmart, just replaced in my own second home. I always have two per person as a rule of thumb. This and having the room temp down would have changed my whole review.

Pros: The condo was privately owned and had nice amenities such as washer/dryer, paperback books, lots of kitchen tools, and beach umbrella/day packs/coolers. It was ground level with a view of the ocean 30 feet away.
Cons: I arrived at 10pm and the name and address of the property at street side is not lighted and it was a challenge to be certain I had the right place. The office closes at 5:30pm so my check in was by phone outside the office, with code directions to unlock a lockbox on the unit door to get the key to the unit. Again, it was night time, and in the dark it was difficult to figure out how to access the correct condo building (there were several in the complex). Adequate signage would have been most helpful. Finally, I had the phone person call security to meet and escort me to the correct parking area and to the unit. He was very helpful. In daylight I would have had no problem but at night, in the dark, that was another story.

Pros: Castle Kona Reef is directly located at the seaside and within walking distance to shops and bars in Kona.
Cons: Castle Cona Reef is not a hotel but a condominiun. The units have different owners and are equipped and furnished individually. Our unit was equipped badly and not very clean.

Cons: Show up and they wouldn't give me access unless they talked to the owner who apparently was on vacation. Wasted 3 hours trying to get a hold of the owner tell I called and canceled. The guy at the front desk was probably the rudest person I have ever met in Hawaii and refused to help me or let me in even with all my booking confirmations

Cons: Check in took over 20 minutes due to the inefficient staff. When we finally got to the room there was only one towel there. Room smelled weird and the place and it environs were quite noisy. The place looks really old and could use some basic renovation. The atmosphere is of a cheap motel. In the morning we arrived for breakfast at about 8:20 (breakfast is until 9), and half of it was gone. There was neither coffee nor eggs and vast majority of pastries half the fruits (we saw people eating them and grabbing the last ones). The coffee was filled 15 minutes later, but needless to say we were very disappointed with the breakfast. Luckily, the checkout was much faster.

Pros: I was so pleasantly surprised by Uncle Billy's!! The room was a good size with a fridge, safe, 2 big poofy chairs, a desk with chair, a big dark wood dresser and a large flat screen TV. The bed was comfy and had 5 nice pillows on it. Based on a previous review I immediately checked the mattress for bedbugs and there were none. Everything was very clean and fresh smelling and looking. You could tell time and care were put into cleaning the room. The lanai was very nice with sliding doors and a view of the pool and Ali'i drive. The air conditioning worked great, too and having driven through snow to get to the airport to come to Kona we needed a reprieve from the heat those first days :-) Great staff, clean and comfy rooms, fantastic price and perfect location. Give Uncle Billy's a try.
Cons: My gripes were few and minor. The bathroom was not beautiful. The toilet was what you'd expect in a public restroom but MUCH MUCH cleaner. The shower was old and mustard yellow BUT it was clean and the water pressure was amazing.

Pros: Great value. Convenient location for walking to restaurants and shopping and for exploring the Kona side of the island by car. It's pretty close to the Kona airport. I wouldn't want to spend my entire Big Island vacation on Ali'i Drive, but I would stay there again at the start or end of a trip.

Pros: I liked the location of the hotel it was in a great spot for all the shops and restaurants.
Cons: The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.

Pros: Great location, low cost for our last night in Hawaii. Front desk staff were nice and helpful. Management say a renovation is planned.
Cons: Got two doubles instead of king bed we paid for. Arrived late in Kona and had to leave early for flight, so there was no time to change rooms — it was very uncomfortable night for two in tiny bed. Bathroom had awful smell. We're normally easygoing guests with few needs, but this was beyond the pale. Stay here only if you must, or else wait until after renovation (if it happens).

Cons: Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping
