Pros: The resort is absolutely gorgeous with plenty amenities.
Cons: The room was great until we saw roach/water bugs in our room. The staff was accommodating in switching our room, but we’re advised by one staff member to just kill it. I’m on vacation to relax, not to have to deal with water bugs in our living area and bathroom.

Pros: Felt like family. Ohana. Valet guys (Jade was rad) were awesome. The welcome lei and necklaces were lovely. The keiki robe and treats for tiny put a huge smile on the face. Lady at the kids pool was very attentive as was Elijah. Liked watching the ray get fed. Food was great. Room was perfect. Beautiful property. Will definitely come back.

An awesome, broad property! We stayed in a villa, so we had full run of all the offices with our golf cart! Highlights: Two awesome restaurants, superb staff overall perspectives of the resort, an incredible wellness center, 2 pleasant oceanside pools, and one exceptionally decent lap pool. The shoreline isn't a white sand wonder of the world but is satisfactory. Not for long swims in spite of the fact that. In this manner, shoreline exercises are restricted, but alright for those who do not require a morning swim out into the sea. Thank you, everyone, for the excellent service and unforgettable experience.

The whole experience was exceptional! The room was amazing, the restaurants were fabulous with beautiful views, the golf course was impeccably manicured, and the people who work at the hotel were so friendly and helpful. The staff were extra helpful and all the facilities were awesome! Food are also delicious while the sunset at the beach is one of the best I've ever seen! Would I recommend the resort? Absolutely. My favorite parts included watching the sunset from the beach, swimming under the stars at the heated pool, and having breakfast.

This was the fifth time I've been to the Hawaiian islands and my second time staying at the Four Seasons Resort Hualalai. It is by far my favorite. The hotel is beautiful and from the moment you arrive they make you feel special. The staff at this Four Seasons were so friendly and went out of their way to make our stay enjoyable. Should be on everyone's bucket list!

One of the most beautifully built hotels in the US. Just 4 miles away from the Kekaha Kai State Park this hotel provides rooms which have a chic interior along with balconies and patios overlooking some beautiful scenery. Overall Excellent. A 18 hole golf course is certainly something people look forward too.

Pros: Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back.
Cons: The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com

Pros: The location is great, the resort is really nice. We enjoyed the pool, and the whole resort was quiet. The large lanai was a major bonus, and we even had a slight ocean view.
Cons: It would be nice to have drink service at the pool... it seems they have the perfect spot for it. Also, nobody came in to clean or change sheets unless we requested it. We washed our own towels, and took out our trash. A TV in the second bedroom would be nice.

Pros: Hawaiian Paradise. From the moment we arrived our hosts Robert & Daniel made us feel most welcome and throughout our stay were always on hand to give us information and advice on places to visit, things to do and restaurants to eat at. The room was beautifully styled, very comfortable and spotlessly clean. From the chocolates on the bed every night, fresh fruit daily, and drinks and snacks in the fridge, you will want for nothing. The large well appointed bathroom had everything you will need, From toiletries, robes, fresh towels daily and the best shower I’ve ever used. Breakfast was served on the veranda with views overlooking the ocean and can only be described as a truly amazing culinary experience. A huge thank you to Robert & Daniel for making our stay, a special and memorable one at this little piece of paradise.

Pros: The property and grounds are beautiful, little outpost buildings and lovely pool/kitchen area. Reminded me more of a hostel vibe. Very laid back and communal feeling. We arrived to here a Grateful Dead song floating in from the yurt under a bright moon for our first night ever in Hawaii- so I was delighted! I loved our little house, comfortable and cute! Amazing view and very serene.
Cons: I wish we could have met someone who works here- we met exactly 0 people here so it felt a little bit strange/anonymous. I guess we didn't hang out around there long enough. I'd say this is a better fit for folks who want to take advantage of the sanctuary rather than as a central stay for going about Kona.

Pros: We had a great 2-night stay, while exploring the island. The property is beautiful, with nice amenities (pool, sauna, jaccuzzi) but the most amazing part - the nice owners. We enjoyed the fresh fruit and smoothies.

Cons: We didn't get the room we'd booked upon check-in. We booked a room with a King bed (this is our Honeymoon), and were given a room with 2 Queen beds. The person checking us in insisted I'd booked a room with 2 Queens, and we took it, but confirmed in our emails later that we had booked a King room. At breakfast at Billfish, I found a piece of blue plastic in my water cup that I ended up swallowing and choking on. It was one of the most horrible dining experiences we'd ever had. The eggs were somehow cold upon delivery, even though our order only came out 10 minutes after we ordered. The gym is currently being renovated, and is currently in a weird small conference room off the main lobby. The mats in the gym were all filthy, and all of the machines were covered in a layer of dust. This might have been the worst hotel experience ever booked on Booking.

Pros: Very close to the beach. Nice location. Close to Kona airport. Room was clean and big. We got upgraded to a partial ocean view, which was very nice to see sunset.

Pros: I reserved a room at the property based on the small private beach and I wasn't disappointed. Although there are boats at docks nearby, the water was still clear enough to snorkel and see many fish. The early morning snorkel swim was the highlight of my stay with the tasty appetizer and cocktails the evening before a close second. All staff members were helpful, courteous and cheerful.
Cons: For the price point, it would have been better to not be charged for parking for an overnight stay. I don't mind paying the resort fee as it helps to maintain the higher level of service and convenience for travelers. Paying for parking when the lot is full is one thing; the lot was not even 25% full of vehicles so it seems an excessive charge.

Cons: Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.

Pros: My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great.

Pros: The location was awesome. It was in the middle of downtown and central to the beaches that we wanted to see south and north of us. We didn't expect a lot from the restaurant but was pleasantly surprised at how good the food was.
Cons: Pretty sure I got bed bugs because I have bites on my hands and arm that look different from mosquito bites. They are clustered in groups. The manager had checked but didn't find any, but the morning we left we noticed tiny blood stains on the sheets.

Finding a clean, decent place to stay in Kona without taking out a second mortgage is not easy. This hotel has been around awhile but is in exceptional condition. The room was spotless and the bed was very comfortable. They give you a voucher for breakfast at Splashes which is close by and you have three breakfast choices. The macadamia nut pancakes are pretty darn good! There is a free public parking lot about 100 yards from the hotel if you want to save the $10 parking fee. Would definitely stay again!

This was after we showed it to him several nights before when he yelled at us for parking in the disabled space. The hotel front desk took the charge off and were nice enough to call me before actually charging my card to ask what happened.

But the missing keys have caused concern with our stay at Kona Seaside Hotel.

Cons: Air conditioner is very loud. Towels are paper thin, ended up buying a towel at Target to use during the stay. Had difficulty checking in because my reservation was with Kayak and they had no record of it. Was told that there was no parking to be had. Later another front desk worker told me that only guests who book directly thru them can park on property. I had to park further down the street in a public parking lot. It was free but I still had to walk each day and carry my bags there the day I checked out. I have stayed several times and this was the first time ever I was treated so rudely at check in, was it because I didn't book thru them directly? It sure seemed like it.

There were no extra garbage bags on hand, even though we are supposed to empty the trash ourselves. I don't like living on the ground floor so I asked for an apartment above ground level but was not accommodated. Pros: The location was fantastic. The unit was very clean and spacious. The key code to enter the unit instead of a hotel type card was very convenient. Parking was simple and very close to the unit.
Cons: The washing machine in the unit did not spin water out of the clothing, so the clothing was soaking wet, not allowing the dryer to function. The clothing needed to be heavily rung out and ran through the dryer twice. The apartment smelled heavily of humidity when we first arrived. This did resolve over time, but it gave the feeling of dampness upon arrival.

Beds aren’t that comfortable, lots of amenities are closed due to Covid (no room service, restaurant is closed), most parking is paid, very few free spots, but the balcony is nice, the lagoon and pool is great and the location is fantastic, anchoring one end of the historic Kailua village with lots of restaurants and shops. They really need to make the sliding glass doors double paned because we were woken up daily by neighbors talking on their balcony, gardeners, kids screaming at the pool, something every day. The front desk is tortuously slow at everything, they’re sloths.

The Royal Kona has the old Hawaii feel, you can see Hawaiian royalty sitting by the koi ponds in the cool breeze, listening to the pounding of the surf and enjoying a pina colada and the delicious puupuus from the bar. The location is perfect, the rooms bright and regal with wooden sliding shutters, and the staff could not be friendlier or more professional. Walk to town, to the farmers’ market, or for coffee or dinner along the water where schools of yellow tang glow. Or just stay there for the luau or local music by the sea. It really is one of the last great hotels in Hawaii.

Pros: Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good.
Cons: Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.

Pros: I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands!
Cons: It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.

Room needs to be remodeled. But if they did this, I'm sure the price would be easily 25-50% more than I paid as the rest of the experience was very good. But seriously... Royal Kona, change the mattresses..

Pros: Location is great -- right next to Kona town. Bar is awesome - but you'll need to drink a lot there so that your room looks better once you get back to it. Pool area has a great location, but is very small and no hot tub.
Cons: Rooms were dirty, dark, outdated, old fixtures, missing light bulbs, stopped up tub -- I could go on but I'd go way over 100 characters. This hotel needs a major facelift to regain any prior glory. Go to the King Kamehameha that got a recent facelift if you want to stay close to Kona town.

Cons: A little too much for our budget but it was really a great place to stay. The food is pricey of course but that's how it is when you are in that kind of environment. It would be so nice to have a continental breakfast and free bottled water in the room.

Pros: The location is right at the water in the heart of Kailua-Kona - and our balcony had a view of the ocean. The unit was clean and comfortable and well-decorated. There is parking on-site, and a pool and barbecues available for use.
Cons: Be warned - if you arrive at the property prior to your scheduled check in time, there will not be anyone there who knows anything about your reservation, and will not even be able to confirm that you have one! This is a condominium complex, all of the units are rented out by independent entities. They will not answer questions or requests sent to Booking prior to your arrival, and no usable contact information will be printed on your confirmation email - and it is pay in advance! If you try to obtain additional information (such as 'do you have a record of my reservation'), the 'front desk' staff will become openly hostile and mocking. It took me an hour on the line with Booking's customer service in Spain (who were as helpful as they could be), then with multiple property managers, before my reservation was even found, and finally multiple phone calls to the property ultimately ordering the clerk to give me the keys - only for her then to become begrudgingly cooperative and check me in. I do think that Booking should require reservations of this type to be clearly stated as such, and require the property managers to provide transparent contact information to avoid such issues.

Pros: Our room had microwave, mini fridge, coffee pot, basic cooking ware (silverware, plates, knife etc.), kitchen towels, many room towels and beach towels, basic toiletries, good WiFi, snorkeling gear, camping chairs. Basically anything you would want in a home, they have it. There is a sandy beach right under the apartment building, but sand is pretty coarse, and waves are very rough. Not good for swimming. The management did have a lot rules, but I didn’t mind them. They are pretty reasonable.
Cons: Front desk does not take luggage for stow away, which is unimaginable. The room is more like a cheap apartment than hotel room. The Ali’s Drive right outside the balcony is very very loud all day (and sometimes all night) long, and the AC unit is very very loud (with a disturbing deep vibration noise). And the weather in Kona is not survivable without AC. Thus it’s impossible to have peace inside. Everything in the bathroom is designed for very short people. I am 5 feet 4 inches, and the shower head/sink are already way too low for me. If you are taller, might not be able to take a shower.

Pros: The view was great and the coffee was good. That's about it!
Cons: The breakfast was lousy. I stayed there for two nights, and it was impossible to know when exactly the breakfast would be served. If you were 10 minutes late than the rest of guests, there was not much food left on the table. The hostess didn't even try to ask if we need anything else . Even worse, the drain was completely clogged in shower of the room during my two nights stay there. We couldn't use the shower at all. The host said they would fix it up on the second day, but later gave it up. They didn't even say sorry to me and came up with any solution or compensation plan instead... The owner of the coffee farm has been selling this property for over two years but in vain, so I don't think the owner is willing to invest any penny in the facilities at all. This is the worst and only lousy lodging experience during my 15-day travel in Hawaii.

Pros: We came to Hawaii looking for some quiet, nature and relaxation. We found it all at our first stop here at Mango Sunset BnB inn. The building itself, built by our hosts, was clean, quiet and comfortable. Located close to the airport and town, traveling elsewhere never a problem. Breakfast, prepared by Marsha, was wonderful throughout our stay and was enhanced by the incredible view. I cannot recommend this place enough.

Cons: The unit was dated and dark, with furnishings that were also quite old. Couches weren't comfortable and were obviously well used. We came back one afternoon to find the kitchen flooded. The unit above/ or a pipe had been leaking and water was dripping through the light fitting. Due to the slope on the kitchen bench some food was wasted. I had difficulty getting in touch with the manager, however a very nice gentleman from unit above assisted me and was able to find the manage eventually. The next morning she had organised a plumber to investigate. Additionally the extra fee when checking in was disappointing and an extra US$173.96 that I did not expect.

Cons: For this 10 day stay, a friend and I had booked and paid for a two bedroom unit for ourselves through boooking.com and two more one bedroom units for other family members directly with owners. We weren't informed until check in at almost midnight that our two bedroom was changed by management to a one bedroom. The email about the change was sent earlier that day while we were enroute during a long 12 hour trip and we did not receive it until check in. The Billfisher took no responsibility for the great inconvenience this change caused, and basically said 'deal with it'. They offered us a very small discount on the charge for the two bedroom for the change to a one bedroom. To give you an idea of the difference, we paid $1,000 each for the other two one bedroom units. Our change for the one bedroom through The Billfisher was $1,712 plus $75 fees for the unit we were moved to - a more than 70% increase! Because this was so last minute, we could not find suitable accommodation near the rest of our family and so endured the stay. It made for a very difficult holiday rather than the hoped for family celebration.

Pros: The location is the best thing about the Kona Islander. It's right at the heart of downtown Kona and you can walk to all the best restaurants in town.
Cons: The unit we got was dated and really small. Didn't quite realize that we were getting a studio with a murphy bed but that's probably my fault for not reading the fine print. Unit was probably 300 SF and you can literally open the fridge without having to get out of bed which I thought was pretty funny.

Screen door jammed, bathroom sink didn’t drain, air conditioner dripped all over lanai, one beach towel, lights in Murphy bed inoperable, lamp with no place to plug-in, rude notice in kitchen stating if we left dirty dishes or did not empty trash on leaving, we would be charged. Low on aloha, overall.

Pros: The location is why you stay here. It's impossible to get any help from Castle unless you had to get ahold of them to pay. Our plane was delayed and I tried to call but no one answered. It took awhile to get ahold of someone to give us the code to get in. There are no toiletries unless you're only staying one night. We were here 11 nights and had to go buy soap and shampoo. The television wasn't working and we had to grab a guy from another company to help us. The dryer is broken but I didn't find that out until I washed towels and bedding. I wasn't expecting anything fancy but I would of liked someone to actually do what they said instead of ignoring several calls and texts. The unit needs some repairs and some things replaced. I won't book anything that's run by Castle in the future.

It needed new clean set bath towels . The shower makes loud noises each time we turn on the shower . The closet door are old and rusty ☹️, the furniture are old but usable . Pros: I liked the location, the room was prepared other than temperature, the view was nice of the local small beach. Its within walking distance to Breakfast and food. You do have an Ocean View which is actually amazing. Late night Check In phone system worked fine.
Cons: We had a family of 4, which is pushing it in this condo, and there was only 3 pillows on the main bed and one pillow in the closet for the sleeper. The room was very warm, musty, and took half the night to cool down. We traveled 12 hrs coming in very late and just wanted to crash. Not comfortable at all. In this price point I don't expected recently refurbished or much in decor but I always expect to get a good nights sleep and expect it for my family too. Extra pillows are very inexpensive, as low as 3.00 a piece at Walmart, just replaced in my own second home. I always have two per person as a rule of thumb. This and having the room temp down would have changed my whole review.

Cons: There are hidden fees that are not listed in the fine print. Staff claimed they were but they were unable to show us. You will pay a lot more than listed in the deal. Rude staff and they never gave us any pool towels. Only had 4 bath towels and two washcloths for four people. Tried to call the front desk and answering machine claims they close at 4 pm and we checked in at 3:30. Not helpful. The Stairs make it tough with luggage and kids. Hard to swim at the rough waters and rocky beach.

Pros: We originally asked for a late check-in however another staff member said we were a no show and gave away our room. Then the person who checked us in tried her best to fix the error. We were put into a room with no microwave or coffee maker which we requested. So then moved to a room with that, however, the remote control did not have a battery and I was informed that the room had no hot water, so we did not attempt to take a shower. Other than that, things went fine. We were able to rest while we waited for the motorcycle to be serviced at Big Island Harley Davidson.
Cons: Would have been nice if the night staff person actually read the e-mail with specific instructions to save our room for a late check-in the following day instead of calling us a no-show and giving our room away.

Cons: Disgusting! Blood on walls, hair all over in the sink . Old worn out building with zero upkeep. It took two of us to open and close the door do to it falling apart. Don¿t let me forget the COCKROACHES inside !! We did not stay

Pros: close to the Farmers market, and restaurant around the Hotel. like the stuff change room even other room still super old but better then the first one.
Cons: Room was super old, bathroom floor and the bathtub not clean, not same as the photos. They Should re-model ASAP. Parking fees $10 per day .

Pros: Moanilahi was professor in checking visitors to & recommending a place to eat near by. I appreciated the hospitality.
Cons: The carpets are very old and filthy. The tub floor is in the same condition. Th ceiling fan poses a health & safety hazards.

Pros: Great value. Convenient location for walking to restaurants and shopping and for exploring the Kona side of the island by car. It's pretty close to the Kona airport. I wouldn't want to spend my entire Big Island vacation on Ali'i Drive, but I would stay there again at the start or end of a trip.

Pros: Location is great
Cons: I booked a room with 2 queen beds, paid more. They gave me a room with one bed and a hide a bed on which it is extremely uncomfortable to sleep, causing terrible back and neck pain.

Pros: Good beds.
Cons: Cockroach in room that came home in suitcase! Staff overcharged above the price quoted to us, still trying to straighten it out. Breakfast was uninspiring, canned fruit, and no protein (i.e. yogurt or eggs). They were late in setting out breakfast.

Cons: Check in took over 20 minutes due to the inefficient staff. When we finally got to the room there was only one towel there. Room smelled weird and the place and it environs were quite noisy. The place looks really old and could use some basic renovation. The atmosphere is of a cheap motel. In the morning we arrived for breakfast at about 8:20 (breakfast is until 9), and half of it was gone. There was neither coffee nor eggs and vast majority of pastries half the fruits (we saw people eating them and grabbing the last ones). The coffee was filled 15 minutes later, but needless to say we were very disappointed with the breakfast. Luckily, the checkout was much faster.

Pros: Great location, low cost for our last night in Hawaii. Front desk staff were nice and helpful. Management say a renovation is planned.
Cons: Got two doubles instead of king bed we paid for. Arrived late in Kona and had to leave early for flight, so there was no time to change rooms — it was very uncomfortable night for two in tiny bed. Bathroom had awful smell. We're normally easygoing guests with few needs, but this was beyond the pale. Stay here only if you must, or else wait until after renovation (if it happens).

Pros: I was so pleasantly surprised by Uncle Billy's!! The room was a good size with a fridge, safe, 2 big poofy chairs, a desk with chair, a big dark wood dresser and a large flat screen TV. The bed was comfy and had 5 nice pillows on it. Based on a previous review I immediately checked the mattress for bedbugs and there were none. Everything was very clean and fresh smelling and looking. You could tell time and care were put into cleaning the room. The lanai was very nice with sliding doors and a view of the pool and Ali'i drive. The air conditioning worked great, too and having driven through snow to get to the airport to come to Kona we needed a reprieve from the heat those first days :-) Great staff, clean and comfy rooms, fantastic price and perfect location. Give Uncle Billy's a try.
Cons: My gripes were few and minor. The bathroom was not beautiful. The toilet was what you'd expect in a public restroom but MUCH MUCH cleaner. The shower was old and mustard yellow BUT it was clean and the water pressure was amazing.

Pros: Staff was friendly, we checked in late so only one receptionist on. Clean enough.
Cons: Rooms are older. The beds were very springy, we weren't given enough towels. We had three people in the room but was only given two sets. Had to go to front desk to get more. Second night my husband and I just shared a set.

Cons: Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping

Pros: Friendly staff. Cheapest price. Cool layout and great location. When we checked in, counter staff told us about free parking in the adjacent parking lot (instead of pushing their paid parking), which was a nice touch.
Cons: The room was pretty worn down, and has 't been maintained as well as it could have been. Free breakfast was pretty limited.

Pros: I liked the location of the hotel it was in a great spot for all the shops and restaurants.
Cons: The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.

Cons: Worn out buildings. View is of rundown buildings surrounding. Facility is desperately in need of repairs and maintenance. Staff was polite, but not helpful, no aloha. Tiny bathroom, old shower.

Pros: This place has been around for ever. The location is awesome….very close to all the bars and restaurant. The breakfast is simple, but sufficient. It's not the prettiest place I've stayed at, but what can you expect when you're seeking a budget stay. Anyone who complains about this place should go elsewhere and spend 2-3 times the amount! Theres also a cool farmers market with all the fruits and veggies you could want along with arts and crafts for sale. The rooms are plenty clean and quiet, the staff is friendly and helpful.

Pros: The bed were comfortable & there were plenty of pillows. The location related to restaurants & shopping was great.
Cons: The bathroom facilities in our room showed their age as the tin had been patched rather than replaced. The e cleaning ladies did not always replace items that had been used.

Cons: The outside looks rundown. The elevator is reminiscent of a horror movie. The staff are extremely slow, I think its more the Hawaiian way.

Cons: Place is a bit dilapidated. For $120 it was overpriced, like everything in Hawaii.
