Excellent 10.0
Pros: A wonderful place spotlessly clean. A very friendly couple who go out to make your stay very comfortable.
Cons: No fridge
Excellent 10.0
Pros: Excellent location, lovely building in pretty road, nice room with seaview, friendly atmosphere
Cons: All good
Excellent 10.0
Pros: The hosts Julie and Chris were amazing. They had provided more than expected and were extremely helpful with deciding where to visit (and were right). The breakfast was the best I have ever had in any guest house or hotel, such quality and cooked to perfection. The room was clean, tastefully decorated and the added extras were highly appreciated. Cannot recommend highly enough. We were even allowed to use the fridge in the dining area to chill our wine and beers, and was given a nice wine glass so I didn't use the water glass in the room. It is the first for me being comfortable in a bed that was not my own. Definitely will recommend and if I am travelling to Cornwall again, they will be my first choice.
Cons: Nothing could have been better, they have it sewn up!
Excellent 10.0

Excellent 9.0
Pros: Breakfast was nice served in your own personal dining room next to the bedroom. Room was huge 4 poster bed was really comfortable and everything was done to a high standard.
Cons: Nothing really ... Ideal location to explore Lands End and surrounding area. St Michael's mount was a short drive away. Parking is on street and pot luck though managed to get close to property when we arrived and again when we popped out later in the evening.
Excellent 10.0
Pros: I was given the warmest of welcomes and was so comfortable in my room and private breakfast area too. It was spotlessly clean and fresh and I had a delicious breakfast. It was great value for money and the perfect start to my Cornwall trip.
Cons: Nothing
Excellent 10.0
Pros: The owner really made an effort to adjust to the distancing rules with a little private dining room, the bedroom was spotless and the host was lovely welcoming and friendly
Cons: Nothing reallu
Excellent 10.0
Pros: Very attentive and accommodating hosts (without being overbearing). Lovely home, great facilities and very nice breakfast. Highly recommend!
Excellent 10.0
Pros: Wonderful hosts. Very punctual when replying to messages before our stay. Very accommodating and provided us with pillows and blankets to take with us to the Minak theatre. Incredible breakfast cooked to perfection!! Thanks very much would definitely recommend!!
Cons: Nothing!
Excellent 8.0
Pros: the room size (twin) was really good and we had a separated own living room. The bathroom was actually just a shower cabinet with a toilet in front of the shower cabin. Really small but it was ok for 1 night stay. The breakfast was really lovely and delivered on exact agreed time. The system what Nikki and Jon created to provide breakfast and enjoyable stay during this Covid 19 is really appreciated and worked very well. They are really lovely. They were really flexible and helped us to check in really early and we could leave our luggage at their place just to give us chance to visit an another city. Thank you so much!
Cons: The house was a bit cold because it was already cold outside but the radiators couldn't warm our rooms up. We were a bit cold during the night.
Excellent 10.0
Pros: Really great couple running this B & B. Rooms were extremely clean, well kept and comfortable. Great ensuite shower. Breakfast was also a very good standard. Close to the sea front and the town centre. Just be aware if you have a vehicle as there is no street parking during the day. I used a car park at the top of the road which was only £1.90 for 24 hours and was only a 5 minute walk. Overall very happy with my stay and would recommend to anyone. Thanks Nikki and Jon for you hospitality.
Excellent 10.0
Pros: Clean, spacious, comfortable, luxurious and lovely food.
Cons: Couldn't fault It. Excellent breakfast .
Excellent 9.0
Pros: Excellent location, parking was not an issue at all to our surprise and delight. Breakfast was great - Nikki and John were very accommodating with a vegetarian who doesn't like egg. We breakfasted well every day! Because of covid-19 you get a small suite rather than a room so we had a twin bedded room (all that was left when we booked) and an extra room with a breakfast bar and sofa plus a loo and shower room. If the weather had been miserable we'd have been quite happy in our little kingdom! Due care and attention paid to hygiene etc so we felt quite safe.
Cons: Hard to find fault. Personally I like a flat white or latte coffee with my breakfast rather than a cafetiere coffee - so investment in a barrista type coffee machine might be worth considering. The shower and loo had been shoehorned into a small space but we're a small couple but I can see others might struggle. And you had to wash your hands in the bedroom as there was no sink in the shower room and the other sink didn't work.

Excellent 10.0
Pros: Alan was very welcoming and the breakfast was delicious. He made us feel comfortable and friendly.
Cons: The property was very clean and location was perfect . We would go back again . Highly recommend
Excellent 10.0
Pros: Great location with ample free parking. The property was very clean and tidy and are room was comfortable. The host was very friendly and recommended some great places to visit. Breakfast was very nice with lots of choices and I would not hesitate to visit again when in the area
Cons: Nothing
Excellent 8.0
Pros: The hotel was in a great location in a quiet road on the edge of Penzance, an easy walk into town or down to the promenade. The room was comfortable with everything we needed - maybe a little small. The ensuite shower room was good and the breakfast choices great - everything thing including cereal, fruit, yoghurt and a cooked breakfast as well. The owner had lots of very useful tips about places to visit, where best to park and places to eat tin the evening.
Cons: The toilet did not flush easily, there was a knack but it took a few days to get the hang of it. Also the towels did not dry well during the day so they were often damp the following day. You could have fresh towels if you wanted but that seemed excessive. Much better if the towel rails was separately heated, if required.
Excellent 10.0
Pros: Room was immaculate. Nice spacious family room. Good facilities regards tea/coffee. Breakfast delicious. Alan very helpful, knew all the local knowledge and gave great advice. Easy walking into Penzance centre.

Pros: Had an amazing 3-night stay with very delicious breakfast (wide range of options available!). We stayed in room 10 which is an en-suite double bed room, very clean, spacious and well equipped with everything you need, just exactly like how it’s shown on their pictures. It is also very quiet and comfortable, the location is great with easy & convenient on-street parking. Wanted to extend booking but unfortunately they are too popular and wasn’t available. Would definitely book again when returning to Penzance, highly recommend and thank you Richard & Sarah! :)

Excellent 10.0
Pros: Perfect central location. Was not in the midst of the busy town unlike St Ives, but was only a 20 minute drive away to the tourist town. It was based in a peaceful location right on the sea front. Lynn was the most amazing host who ensured we made the most of our time there. She recommended exactly what we wanted and we ventured along coastal paths where the views were phenomenal. Her personal touches and fresh eggs and fruit were the icing on the cake. Would highly recommend. It was our first visit to Cornwall and it exceeded all expectations.
Excellent 9.0
Pros: Excellent location and Lynn was a brilliant host. Gorgeous and modern apartment in the middle of Penzance.
Excellent 10.0
Pros: Great location
Excellent 9.0
Pros: Excellent apartment ideal for couples. It was really nicely furnished and bed was very comfortable. It has big sash windows that let in a lot of light. It has very good blackout blinds which was ideal in the morning. Kitchen is well equipped and has everything that we needed fir our stay. Location is excellent too, within walking distance to the centre, train station and harbour. Close to restaurants and shops. View is lovely too. The owner, Lynn, was lovely and easy to get in touch with. Very responsive before our stay and during. She made sure we had items to prepare breakfests and plenty of fruit. All in all a great stay in a great location.
Cons: With the windows open the street is rather noisy during the day and there is a busy fish & chips shop downstairs that pretty much has a line of people queueing from 12am till 8pm. It wasn’t a massive issue as we were on the first floor but was noisy at times.
Excellent 9.0
Pros: Very clean and comfortable, really nice that breakfast bits were provided, lovely soft towels
Excellent 9.0
Pros: Great place, located in front of the water. Close to the water and city center. Kind and very helpful owner.
Cons: Location . Clean rooms .
Poor 1.0
Pros: ABSOLUTELY NOTHING! Dusty, dirty, low space, cold!
Cons: 1) IT WAS SO COLD INSIDE- We got sick straight after night and left the property. Nobody met us and we were not able to find how to enter the HEATING!!! The room located with windows to the road and seasing after the road. Was windy night and the room got colder! 2) From this window you can see the road, but not the sea 3) Space in the "room" is enough only for bed. 4) We tried to move the bed out of the window- and it was so dusty on the place of bed. DIRTY! We found a condom under the bed and some personal hair clippers and the champaine cork.

Excellent 10.0
Pros: The property is a stunning Georgian town house located on the promenade of Penzance & it is elegantly furnished to a high standard throughout. My single room had a sea view which enabled me to watch beautiful sunsets in the evening after a long day of sightseeing! The room was immaculately clean & refreshments were topped up daily. The owner also left home baked cookies in my room on arrival, as well as, a bar of local handmade chocolate. This was a very welcoming gesture & greatly appreciated. The bathroom skin care products were fabulous! They are made locally in Cornwall & contain natural botanical ingredients free of parabens & palm oil. The owner was very friendly & accommodating to guests needs. Nothing was too much trouble. The breakfasts were wonderful & there was an excellent choice. Highly recommended.
Cons: Nothing.

Excellent 9.2
Pros: The house is beautifully restored and very comfortably furnished. Our room was large and nicely decorated. Fabulous view! The hosts are charming and friendly. Breakfast was excellent!
Cons: I would have liked larger towels and perhaps drinking chocolate on the tray in the bedroom. The bathroom is a little tired. The windows rattled when it was windy, so we wedged them with folded paper. The view is fabulous, but the road is a bit noisy.
Excellent 10.0
Pros: Large room, very clean, en-suite, large comfy bed, fab view, beautiful 19th century house, fine quality tableware (Wedgewood) and linen, excellent breakfast, Guest parking, friendly, attentive hosts.
Excellent 10.0
Pros: Wonderful breakfasts with many choices; hosts Tom and Melanie were kind, knowledgeable, and fun to talk with. Our room was large and sunny, with a spectacular view over Mount Bay. We could easily walk to restaurants in the town and to the beach. We would love to return!
Cons: We liked everything, and that is rare for us!
Good 6.7
Pros: view from window of room great
Cons: i booked thinking this was a hotel with full facilities for example evening meal and bar i think its worth knowing that this is a b & b not an hotel
Excellent 10.0
Pros: Superb food and presentation, speedily prepared and with a welcoming and helpful approach.
Cons: Soft background music (perhaps classical?) would have softened the rather quiet atmosphere. Croissants and pastries at breakfast would be a useful supplement.
Okay 5.4
Pros: Breakfast was very well presented and in a pleasant room overlooking the sea.
Cons: Seaview room was a partial seaview, television so small you need binoculars to see it. Supposed to be a double room, only suitable for a single in my opinion. Because the room was small the bed was too, I'm about 5' 11" tall and had to sleep with my feet hanging out of the bottom of the bed. Windows rattled if it was windy - all this could be yours for £125 per night.
Excellent 10.0
Pros: Friendly knowledgeable staff always happy to help. Comfortable beds, rooms clean . Central location .Did'nt need to use the car ,which made it more relaxing .Breathtaking views from the windows.
Cons: Liked it all.
Excellent 9.6
Pros: Very close to the railway & coach station. Breakfast was amazing with plenty of choice.

Excellent 9.0
Pros: Right place, right time
Cons: There will always be seagulls at dawn
Excellent 9.0
Pros: The location was great. The room is nice and clean, the bed was very comfortable and the food (both dinner and breakfast) was amazing.
Excellent 9.0
Pros: Good location and nice decor.
Good 7.0
Pros: very small rooms... One of them was on the 3rd floor with a tiny double bed, the second one was in the ground floor, near the bins and parking.
Cons: The room's location, size of the room, the "view". We knew it was going to be small but not that small! We were wake up by the bins and people passing through our rom.
Excellent 9.0
Pros: The guys and gals were so lovely there. The food was delicious. Great quality without being pretentious.
Mediocre 3.0
Cons: Family room too small with the tinyest shower ever seen, no availability for dinner, dirty tiles in the shower and children beds beside a broken balustrade in a mezzanine and very short.
Excellent 10.0
Pros: Location, staff, the property itself is amazing with a very quirky and interesting atmosphere was very much enjoyed by me and my partner during our stay.
Cons: Nothing

Poor 1.0
Pros: It is in a good location.
Cons: 1. The double bed was unstable, creaky, hard and lumpy. The single bed was at least stable, so I chose to sleep on this bed, although the lamp above it was set so low that I could not sit up and read in bed. 2. The breakfast package left outside the room contained cornflakes, milk and yoghurt which were fine, however the croissant and bun were stale and the butter was rancid. I was ordered to leave when I politely commented about this on the first morning, even though I had paid in full in advance for three nights. 3. It is claimed on the website that the rooms are “covid-cleaned” every day but there was a layer of dust on the bedside tables and the lamp over the single bed. I was instructed by the host to remove my mask when I arrived, which was not what I expected from the statement about this property on Booking.com. 4. The whole house and the room itself smelled of stale tobacco smoke. 5. The door to the room had a very insecure closing mechanism, allowing a strong draught into the room, and it was not possible to lock the door from the inside, as the locking mechanism was stuck, making me feel unsafe as a woman alone. I put a chair against the door on the one night I ended up staying there.
Excellent 8.0
Pros: Breakfast was a bonus as didn't have to get up early to eat. liked the location as could walk to Newlyn and Penzance. little Park was a nice haven to sit, read and watch world go by. Would stay again
Excellent 8.0
Pros: The owner was a lovely man who couldn’t do more to be helpful.
Excellent 10.0
Pros: The room is warm and cozy. Amenities are available and working well. John is nice and accommodating. Overall, very satisfied on our stay.
Excellent 9.0
Pros: Appreciated having a ground floor room. It was a bright room with two windows and the shower was always hot and powerful as well as being easy to use. We also found our host John very friendly and personable.
Cons: It was disappointing that a full breakfast in the dining room couldn't be offered, but an optional Continental style breakfast was offered as an option at a small extra daily cost.
Excellent 10.0
Pros: We had a good welcome from John. He explained the covid rules and took our temps. Showed us to our room and explained everything. He had also taken time to type a list of restaurant's and there type of fair. John also explained it was best to book because of covid. The room was spotless. I would recommend to anybody wanting a hassle free time.

Excellent 10.0
Pros: Location, cleanliness and staff are friendly
Cons: None
Excellent 8.0
Pros: Very nice property, some of the areas around hotel are in need of updating, but don’t be put off. Very nice staff and food was brilliant. Lovely balcony outside restaurant overlooking pool and Penzance harbour / Town. Would recommend.
Cons: Lovely balcony outside restaurant overlooking pool and Penzance harbour / Town. Would recommend.
Excellent 10.0
Pros: Setting and friendliness
Cons: Toilets adjacent to breakfast room hadn’t been cleaned from night before on Thursday AM
Excellent 9.0
Pros: The hotel was perfect- our room was amazing, and we really did have the best time here. The location was great, the view, and the pool, as well as nice food from the restaurant and very friendly staff.
Cons: The clearing of glasses took a while, but this was the only fault
Excellent 9.0
Pros: Food was great, staff always friendly, room very comfortable, great pool, beautiful view. We visited Penzance for a wedding- we stayed 3 nights. This was the first time we stayed at a hotel with a baby. We ended up spending a lot of time in room. When we needed an iron, the housekeeper got one for us in 5 minutes despite one being locked in another room. When my daughter cried through our dinner reservation, the waiter sent our food to our room so we could put her to sleep. When we needed a fork, the person on reception got us a fork immediately and when we lost our baby’s hat, we found it on reception. We swam in the beautiful outdoor pool and enjoyed the views of Penzance harbour. I appreciated the beautiful flowers and hanging baskets, Nespresso coffee pods and cosy robes in the bathroom. It all made me feel like I was on holiday and not on a trip to attend a wedding.
Cons: It’s an old style English hotel, and it could definitely use an update- air conditioning and refrigerators would have taken it to a 10.
Excellent 10.0
Pros: Stayed here on our wedding night, staff were lovely and welcoming. Thanks so much!
Cons: All great!
Good 7.0
Cons: It was great. The only small disappointment was that the room we booked had two large windows with sea view however the room we stayed in only had one window with sea view. It was a different room to the one we anticipated and booked the room based on the photo shown on Booking.com
Excellent 9.0
Pros: We were served breakfast, good choice of cooked or cereal

Pros: I loved the comfort of the beds, the cleanliness was fabulous and honestly it was amazing!
Cons: Nothing it was incredible
Good 7.0
Pros: Good location adjacent to the railway station and town
Cons: Unable to get an evening meal; however, this was not really the fault of the property, it was down to social distancing and Covid regualtion
Excellent 8.0
Pros: Localization is really good, comfortable beds.

Pros: Location to station

Good 7.0
Pros: Location
Okay 5.0
Pros: Breakfast was wonderful. The staff were very friendly and helpful.
Cons: No bedside table for one bed. Alarmingly loud noise from the waste extraction pump in the en-suite was not good, especially in the middle of the night.
Excellent 9.0

Good 6.0
Pros: Easy check in, staff were pleasant and welcoming. Location is very good as it's a 2 min walk to the sea and plenty of shops and places to eat very nearby.
Cons: Our room was at the front of the building, road side. There is a pub next door with a beer garden at the front, it was very noisy until about 11.30pm. It's also a busy road so a lot of traffic early in the morning.
Excellent 10.0
Pros: Perfect location opposite the railway station. Friendly and accommodating hosts. Spotless, comfortable accommodation and a good breakfast. Carson House will be my first choice for any return visit to Penzance.
Excellent 8.8
Pros: Very friendly staff. Cooked breakfast to your liking.
Cons: Room was a bit cramped
Excellent 10.0
Pros: Very near the railway and the hosts were very kind to let us leave our luggage there until our train time Thank you
Cons: Nothing, all good and very attentive hosts
Poor 1.0
Pros: The room was very poor know one should have been aloud to stay in there it was dangerous how anyone one could rate this property 4star must have been wearing dark glass, one side of the wardrobe had fallen though the rotten floor in Fact all the floor needed to be replaced it was so dangerous, the bathroom should have been ripped out and replaced, the gate outside was hanging off it was dragging on the floor 4star it wouldn’t make a 2star and the company that rated it should be taken out of business
Cons: Dinning room and breakfast
Excellent 10.0
Pros: Excellent location
Cons: Price
Excellent 8.0
Pros: As expected. Very suitable for one night stay.
Cons: Room size. But not a problem as only one night
Excellent 10.0
Pros: It was so close to the train and bus, very welcome after a long journey. It is also very close to the buses, the coastal path and the ferry. Perfect for exploring Cornwall. The breakfast is cooked to order and was of a very good standard, and generous portions. Nice orange juice and cafetière of coffee. Comfy bed and good shower and the place is sparkling clean and spotless. Covid precautions were excellent, and the layout of the breakfast room was well thought out to minimise risk. Iron, TV and kettle with plenty of tea, coffee, milk and hot chocolate. The hosts were very efficient and helpful and friendly. For the price I paid I felt this place delivered well beyond my expectations and was the perfect base for an active weekend in Cornwall.
Cons: Nothing. This is a very good bed and breakfast for the amount they charge in peak season Cornwall. It’s not a designer hotel or anything, it’s a proper B and B!

Okay 4.0
Pros: Not much
Cons: Everything
Good 6.0
Pros: Great location for our requirements. Bed was very comfortable, though the room furnishings and the bathroom are a little tired, but rather that then pay more! Everything was very clean.
Cons: We were on a tight timescale and despite requesting a specific breakfast time beforehand, AND being asked at check-in what time we wanted breakfast, we sat for 15 minutes waiting for any member of staff to arrive! We were then served by a very apologetic and efficient lady. That said it was all a bit rushed and meant that a second cuppa and some toast was not an option as we had run out of time. I can only suggest that if you are asked the same question you request breakfast at least 15 minutes before you intend coming dowm to the breakfast area. Plus we were asked to settle-up on arrival, so we could not negotaite any sort of reduction in the cost - even if we'd have had the time!
Excellent 9.0
Pros: Welcoming, clear instructions for Covid precautions. Very near to Scilly Isles ferry, local green space up hill for dog exercise. Excellent breakfast arrangements
Cons: Nothing. Perhaps a little noisy from the road, big to be expected
Excellent 8.0
Pros: We loved the room! Perfect for 3 & our dog . Spotlessly clean. Booked a table for evening meal & we would rate the food at Gastro pub standard 👍 Very helpful in giving us fans for room due to tropical temperatures! We asked for a takeaway breakfast due to sailing on Scillonian 111 & they happily obliged! Hubby is a coeliac & they even did him a bacon sandwich! Really can’t fault them TBH! Apart from booking.com …. See below!
Cons: Booked via booking.com & no mention of additional cost for cleaning for having a dog. Happy to pay extra but it would have been nice to know beforehand. It felt very awkward at check in!
Excellent 8.0
Pros: fabulous location by the sea (and a public car park was convenient); great breakfast; and supper
Cons: Parking was not free; noisy at night from the pub downstairs in the summer when windows had to be open
Excellent 10.0
Pros: Cafetière coffee and perfect breakfast
Cons: Larger room and bath but obviously not possible at this inn
Excellent 8.0
Pros: Good service and professional staff
Cons: Nothing major - not fancy but you get what you pay for
Excellent 8.0
Pros: The room was very pleasant and comfortable.
Cons: The area breakfast was served was not very attractive
