Convenient located. Room is clean and quiet. Trac’e and Tracey are wonderful hosts who provide great recommendations on things to do in nearby areas. Both the breakfast and home-made cakes in the afternoon are fabulous.
The Hosts were absolutely fantastic and every aspect of our stay was great, from our check in personal welcoming, local information about local restaurants pubs etc, tourist attractions and the actual room with all the creature comforts, and a very nice breakfast.

Everything...lovely twin room with en suite, excellent breakfast and the most welcoming, helpful hosts. Great location, in centre of Windermere, round the corner from shops, restaurants and transport.
Leaving... The only problem with the Broadlands is it wouldn't be suitable for anyone who had difficulty with stairs as the bedrooms are on the 1st & 2nd floors accessed by fairly steep stairs. Which is really unfortunate but it's the design of the property.
We - my two Teenager-twin-girls (13) and me - stayed at the Broadlands Guesthouse for 5 days and fell in love with this place the very moment Trac’e and Tracey opened the door. It‘s a clear 20 out of 10. The rooms are very nice and clean, beds are sooo comfy and it‘s calm and still central lokated. Breakfast is the best I ever had in Britain. The landscape made us feel like being in Tolkins Shire. We climed the hills and mountains every day. But the major point of what made our stay so wonderfull is much more than beds, breakfast and landscape. It‘s Trac‘e and Tracey and Pepper. They looked after us so lovely. Helped us with our hiking tours and much much much much more!!! They made us feel at home and we will definately come back. And than it’s gonna be same procedure as every year from now on
