This is a small, older motel. The rooms are very small and the entrances close together. For a small, kind of funky older place, they have done a nice job with the rooms: the decor is cute and pleasant and the bed was good. Bathroom had been upgraded as much as is possible, given its size. Parking is limited and tight and there's little acoustic insulation in the rooms from the outside, so if there are noisy people in the parking lot or walking by, you hear it. By Bishop standards, it is pretty inexpensive, but there is a 'you get what you pay for' factor in this equation.
Entrances to the rooms adjoin one another, so you tend to get a fair bit of noise from the room next door - when someone knocks on that door, they might as well be knocking on yours... Fire Department and Police Department are right down the street and the hospital is directly across the street, so it can be a little noisy.

The heater warmed the room.
The walls were thin, I could hear our night owl neighbor's conversations all night long. The refrigerator was three legged and would tilt whenever it was opened. The kitchen had a microwave and minifrig -expected in any lodging - but was advertised as a full kitchen because of the sink and hotplate stashed below it. There was a food wrapper under the bed from a previous tenant. There are full time lodgers and enough late night activity to disturb my sleep. I chose the Trees for the convenience of a kitchen, its location, and what seemed like a homey, folksy quaintness. It is not quaint, I'd describe it as run down and borderline seedy, the kind of place that puts me a bit on threat alert. I regretted my choice.
I would of liked the lawn BBQ area if it was not the winter
