-close to a grocery store (good for buying cheap water and wine) -less touristy area -very clean -friendly staff -comfortable bed -best "included breakfast" I've had in Italy. nice spread of fresh fruit, eggs, beacon, cured meats +cheese, pastries. Orange +pineapple juice + water
-overall value wasn't there for me. We stayed at much better Airbnbs and other hotels with AC, just as clean, better locations and more useful staff for a fraction of the price. Not worth the gym, spa or breakfast. Highly suggest the Azuri Guest House. It's a bit smaller and less"grand" but about 3x Cheaper, very clean and has AC. Located in the monti district where you can find cheap good food, it's more central and has a nightlife. -room was hot and humid with no way of adjusting the temperature mid October(the number 1 reason for getting a low score) -no way to turn AC on once they turn Heat on (ok if you don't mind noise by openining window) -reception is a bit stupid and lazy. Couldn't get towels, they didn't "know how to book a shuttle or taxi to the airport" -small gym that's not properly ventilated, it's extremely stuffy in there. 2 treadmills, a bike, up to 10kg dumbbells and a really bad piece of techno gym equipment. -Elevator is really small.

The location was not convenient for tourists. It was not a 4 star hotel by any means. I'd give it a 3. The first room we stayed in was so small that two people could not move around and the bathroom seemed old and not so clean. The staff was unfriendly. They gave half responses to questions, would not help us find alternative transportation services to the airport for example because they only worked with one service, and the breakfast was horrible. We stayed at 2 star hotels that had a much better breakfast.
Everything was very good..... We will stay again there during our next trip to Rome.
