9.6 Excellent
Pros: Very nice hotel in a great location with very friendly staff.
Cons: We had no dislikes.
10.0 Excellent
Pros: So this hotel is a little bit of old Devon and a lot of old style. If you wasnt to be by the sea on a wild, windy and wet night there is no place better. A well-run family hotel, slightly old- fashioned but quirky with a touch a class. Great part of Devon
8.8 Excellent
Pros: Location
Cons: N/a
9.6 Excellent
Pros: Everything about it - even the weather which was dramatic
Cons: Maybe more background music
10.0 Excellent

Pros: A good choice of breakfast and a nice bar. Nothing was to much trouble for the staff . The owners could not do enouth for us.
8.3 Excellent
Pros: Clean, comfortable warm room.
Cons: The pub dining area was definitely on the cool side. We could have done with a fire in the evening.

9.0 Excellent
Pros: Food very good and friendly owners and staff.
Cons: Maybe a television in the bar with sky sports
7.9 Good
Pros: The breakfast was very good, a huge amount of food! Gluten free request was catered for well. The pub food in the evening was simple but tasty and well presented.
Cons: No complaints, we only stayed one night and it was perfect for a short stay. Probably not ideal for several days as the room was rather small.
10.0 Excellent
Pros: Lovely room with everything needed for a comfortable stay. Beautifully decorated and very cosy beds. Had a meal in the inn which was delicious and very good value. Breakfast was great with a great selection on offer

7.9 Good
Pros: Very friendly and attentive staff. Lovely location. We didn't bring a pet on this occasion but the hotel is dog friendly, even has a separate restaurant for those bringing their dog along and dog towels and treats..
Cons: The hotel was very quiet so it felt a bit conspicuous being in the bar on our own on a Saturday evening. No lift so a bit of a struggle going up three flights with our cases...though staff did offer assistance.
5.0 Okay
Pros: Lots of hot water for baths.
Cons: Please next to us very noisy at night and car alarm set of.
9.6 Excellent
Cons: Bed was a little hard but that's the only thing I would say was wrong with it, I just prefer a softer bed. Room 14 & 15 is where we stayed, they are a bit of a treck up to them so if you have trouble with stairs definitely reccomend request a lower room. One other thing was plugs none near a mirror in room 15 maybe an extension lead would be needed other than that absolutely fab hotel staff and food/drink was perfect
9.6 Excellent
Pros: Been before and went back because we enjoyed it last time in the snow. Not so much fun without the blocked roads! But hotel was still lovely and the food stupendous
9.0 Excellent
Pros: Breakfast was good. We could get what we wanted from the menu and it was well presented. The dining room had a wonderful atmosphere. You could almost imagine yourself being transported to a completely different era. Evening meal was excellent and well presented. The service was delightful and the staff could not be more helpful. As it was my birthday they brought out a plate with croissant and pain au chocolat in the morning and in the evening there was a plate with sweets both times decorated in chocolate were the words Happy Birthday. A lovely touch! Thank you
Cons: The sausages were a little over-cooked on one side and the bacon a bit dry. We would have preferred real butter rather than the nondescript white fluffy tasteless foam that was served posing as butter. It looked good but tasted of nothing. In the end our request for the real stuff was acknowledged.
9.0 Excellent
Pros: Food was very good. Quiet. Staff helpful, polite and very pleasant.
Cons: Our shower was fine if you were a midget.
8.0 Excellent
Pros: excellent breakfast, nice room
Cons: The open fire was so lovely : could have been on for longer
7.1 Good
Pros: Location was interesting and staff very pleasant
Cons: Music in restaurant especially at breakfast. Jazz really! Bedrooms rather basic and whole place needs bit more thought.
10.0 Excellent
Pros: The staff were all very pleasant, efficient and helpful. They hotel has managed to combine grandeur with a relaxed atmosphere. The bedroom was a good size with comfortably bed, robes, and good quality toiletries
Cons: We had a very reasonably priced room but it was up 3 flights of stairs which could be a challenge for some. The hotel is on a narrow country lane typical of this part of Devon which, again, some could find challenging. Our room had a bath with a shower attachment but you couldn’t have a proper shower as the bathroom ceiling was too low to stand up.

6.7 Good
Pros: Location and connecting pub
Cons: Poor service at breakfast, poor quality breakfast, room needed updating
7.9 Good
Cons: Disrupted sleep, sounded like a water tank filling in the roof above the bedroom. Otherwise all ok.
7.9 Good
Pros: The views are breathtaking. The restaurant and restaurant staff are wonderul. Excellent food and top rated service.
Cons: I wasnt impressed with the spa facilities. After staying at Gaia Spa at Boringdon Hall, i felt the thermal spa area was underwelming and the hottub was strage. I had to ask others sitting in the hot tub if I could turn on the water canons, at which point when they came on, everyone else was soaked. Not the best.

7.9 Good
Pros: Lovely location and really liked the decor.
Cons: Although our room was tastefully decorated the bath was disappointing as the water drained away quickly due to the plug not sealing correctly. I needed to keep the water running whilst in the bath to maintain the level which wasn’t ideal or relaxing.

Cons: Breakfast service first day was very slow.

7.1 Good
Pros: Very friendly hotel staff and great service.
Cons: The rooms had a very hard bed, and not amazingly sound proof as we could hear other rooms conversations etc. However bathroom was lovely and generally the place is great, just a few little things that make it seem a little too expensive for what you get.
5.4 Okay
Pros: The location was utterly superb. The restaurant served wonderful food. Overall, a relaxing venue. Staff were friendly and courteous.
Cons: Sadly, the heating was unbearable. Our room was so warm, that during late October, we had to have both sets of balcony doors wide open all night. The room wasn’t cleaned each day. We also lacked basic amenities like a hair dryer. Our room had a bath, but no lotions to use within the bath. Also, considering the cost of the room you would expect to have a dressing gown. Overall, taking the location of out of it, the actual hotel was really disappointing and not worthy of four stars.
4.2 Okay
Pros: Location
Cons: First room floor was dirty, had cobwebs above bed. Also the only window was sealed/painted closed, as there was no other ventilation to the room had to get a member of staff to use extreme force to open it. Then at night when trying to sleep realised why it was shut, the external air conditioning condenser units to a number of rooms where next to the window and were operating all night, noise was very loud (over 60db at 3:00 am) requested to be moved to another (much better room with appropriate acoustic conditions for a bedroom) room at 3:00am. The next morning the receptionist was surprised at our experience, stating other people like the noise as it lulls them to sleep, which is utter rubbish, and it was clear why the window was sealed shut. We have been to South Sands 3 times but will not waste our time and money there again.
10.0 Excellent
Pros: Great location, lovely staff and delicious breakfast :)
8.8 Excellent
Pros: Very clean Lovely Staff
Cons: Not good value for money .
10.0 Excellent
Pros: Well situated nice views clean and friendly staff
Cons: Unfortunately there was some building work going on on another site which was a bit noisy on one occasion..this was not our hotels fault
9.4 Excellent
Pros: The location was perfect and the staff extremely attentive and friendly. It was my mother's 85th birthday and she thoroughly enjoyed the luxury of the hotel. One of our group had a dog and again the staff were very accommodating and helpful. Thank you for a wonderful few days if only we could have stayed longer.
Cons: Whilst I understand an evening meal in such a perfect setting might come at a price the tea/coffee/ sandwiches we had for a snack on arrival were very expensive for what they were and we would have had a snack there again had it not been so expensive there for a round of sandwiches.
Cutlands Barn - Kingsbridge - Building
10
8.7 Excellent (113 reviews)
Overview Reviews
With a stay at Cutlands Barn in Kingsbridge, you'll be within a 15-minute drive of Blackpool Sands and Slapton Sands. Free self parking is available onsite.
10.0 Excellent
Pros: The position of Cutlands Barn in Chillington was exactly what we wanted between Slapton Sands and Kingsbridge and the bonus was a wonderful pub called The Bear and Blacksmith . On arrival we had a very warm welcome from our hostess and her lovely dog. Our room was spotless and beds very comfortable with everything you could need. The breakfasts were cooked to order and very large( no need to eat for 24hrs) and delicious. We sat around a large table in the kitchen along with another guest who was very entertaining. It was a shame the weather was so foul, unfortunately I am a fair weather explorer, but having found the Barn we shall return to explore the area perhaps when it is warmer.
7.9 Good
Pros: The Breakfast was the best we have had on our holiday
8.0 Excellent
Pros: The host was very friendly and made a great breakfast.
7.5 Good
Pros: There was a very warm welcome to this B&B, which sits in beautiful Devon countryside within easy reach of beaches, coastline and (for us) Dartmouth. The rooms were a good size and the en suite facilities were more than adequate. Breakfast was great with both hot and cold options.

10.0 Excellent
Pros: Stayed with my 11 year old niece. Just one night but will be back. Fabulous location and wonderful staff. Dined at the restaurant which was superb. Highly recommended
9.6 Excellent
Pros: Fantastic location with stunning view and quick walk down to coastal path. Food was fantastic especially fresh fish dishes. Service was friendly and helpful at all times... they really couldn't help us enough. Our dog was also welcome... and they were happy for him to be in our room which made things alot easier.
Cons: It is quite expensive but I think its worth it for a special occasion.
8.0 Excellent
Pros: Amazing view out to sea with easy access to breathtaking walks. Dogs well catered for without intruding on guests without a dog. Spacious room and comfy bed with a welcome choice of hot beverages. Well appointed, modern common areas with friendly and accommodating staff and a pleasant, relaxed atmosphere - lovely lounge, dining room, bar. Spa treatment was particularly good.
Cons: Judging by the pictures, ours wasn't one of the most recently refurbished rooms, although the fantastic view from the patio window more than made up for that. Food - we had breakfast and an evening meal - was OK but not great.
7.0 Good
Pros: The location was beautiful, even in wet and windy weather. The piano player at dinner was lovely. We found the drinks at the bar reasonably priced for a hotel. The room was lovely even though we were unable to have a sea view.
10.0 Excellent
Pros: The staff was really friendly and helpful. Delicious home cooked food and good spa facilities.
2.0 Mediocre
Pros: Not a lot
Cons: Where to start. Lots of rules that say don’t do this and don’t do that but don’t pay any attention really, we can accommodate anything! Already a bit confused. The room was tired, dirty bathroom, a flush that didn’t work, out dated room heaters, wires everywhere, condensation and old double glazed patio doors that collected condensation and were difficult to open. I asked for a double bed and had two singles with rotting faux leather headboards (probably from the condensation) pushed together. Very romantic. I’m not a bloody teenager! The barman was less than chatty and his cocktail skills were terrible. A negroni with the dregs of martini rosso and a grotty bit of orange. To dinner. I ordered a lentil soup which was tasty, a little under seasoned but that’s to taste so totally ok. My waiter removed my knife and fork reaching over my soup and scooping his cuff gently through my soup. Nice touch. His cuff was clean so I let this go!! Besides I was hungry. My hake came cleverly disguised as frozen tasteless cod and when I asked if this as actually cod and not hake, the barman come waiter was obviously embarrassed that he wasn’t given the correct info. Not to worry, I pressed on with a smile. I don’t want Cod so please may I have the fresh Brixham Plaice. Apologetically the waiter removed my dinner and after 20 minutes returned with a not so fresh Plaice (questionably frozen) partially cooked, and a totally disgusting caper butter sauce, under cooked asparagus and horrible new potatoes. Unsurprisingly I declined desert We were offered a drink on the house and an apology. To breakfast..... a hearty breakfast is what they offer. I ordered two fried eggs and sauté potatoes. Lovely. But where was my ordered toast? I gave up, paid the bill and left never to return. I’m all for supporting West Country hotels. But they have to have more than a view!!! That was the best part of a weeks wages! Totally disappointed.
9.0 Excellent
Pros: Staff, food, room, view all lovely.
Cons: The carpets will need replacing very soon especially in the bedrooms. The pool tiles are stained at the top, but poo, spa and area otherwise immaculate.
8.8 Excellent
Pros: The view and the location . Really welcoming to our dog too !
Cons: The price of drinks !
8.0 Excellent
Pros: Room was clean and beautifully over looked the sea. The spa treatment was brilliant- very relaxing- thank you Amy! Staff were very friendly and welcoming. Breakfast and dinner were fantastic.
Cons: Families changing facilities for the pool are outside the treatment room so can get a bit noisy.
5.3 Okay
Pros: Quiet location, good service, wonderful views.
Cons: The indoor swimming pool was rather small. The hotel was quite remote down a long windy lane. No other places to eat nearby.
7.0 Good
Pros: Everything was wonderful - the room, the location, the view. The staff were very friendly and helpful. It was a 10 minute walk down to the cove, which was beautiful and worth going to despite the steep climb on the way back. The road to the hotel is narrow and you have to go slow but not "dangerous".
Cons: Not really. If I am being fussy, the dinner we had did not have the "Wow" effect that we had expected.
6.0 Good
Pros: The peace & quiet, the relaxed atmosphere, the view, the proximity to the sea & countryside.
Cons: The bar wasn't very cosy - laminate flooring, one very dark wall & leather seating rather than comfy chairs.
4.3 Okay
Pros: The location was spectacular, 10 minutes walk to a private a beach and straight onto the Coastal Path
Cons: The facilities were a bit lacking, both swimming pools were very small with the outside pool inaccessible. There was no bottled drinking water in the room, which I would expect from a 4 star hotel. The walls of the room were very thin, the cleaners were easily audible as were people walking up and down the corridor. The layout of the hotel seemed a bit odd, there was a fantastic view from the lounge but the bar was dark and windowless and the cafe seemed underutilised. The spa was also a bit of a let down as it was not easily accessible, seemed to require an appointment only.
7.7 Good
Pros: We were particularly appreciative of your willingness to allow family members camping nearby to use our room and facilities during the daytime
Cons: No. Although rates are high we felt you provide good value for money
5.6 Okay
Pros: THE POSITION, THE PEACE, THE VIEW. THE SMALL SIZE OF HOTEL AND FRIENDLY STAFF. COMPLIMENTARY CREAM TEA. DESPITE THE BLIPS BELOW WE WOULD RETURN.
Cons: ROOM NOT PREPARED PROPERLY. HAD TO REQUEST ROBES & SLIPPERS & COFFEE FOR CAFETIERE BOTH DAYS. PATIO HAD NOT BEEN SWEPT, THERE WERE DEAD LEAVES & DEBRIS. PATIO CHAIRS WERE DIRTY. ALTHOUGH CHEAP TO PROVIDE, NO MINERAL WATER, SMALL PACKETS OF BISCUITS OR SACHETS OF HOT CHOCOLATE WERE SUPPLIED IN ROOM. MENU STATED ROCKET WITH CARPACCIO BUT FLAVOURLESS LAMBS LETTUCE SUBSTITUTED - NOT 4 STAR STANDARD.
8.0 Excellent
Pros: sea view, access to coastal footpath, friendly staff and excellent food. Pianist at dinner.
Cons: We had to pre order our meals rather than choose from a menu at the table. Breakfast was overpriced. Portions could have been more generous. No offer of more toast. Continental breakfast should have had croissants.

Pros: Good location right by the sea
Cons: Very thin walls you can hear everything from next door rooms. Bathroom very basic.

1.0 Poor
Pros: Nothingt
Cons: The whole experience was dreadful. No one there when we arrived. Keys just left on reception desk which looked like a plank of wood. We were supposed to be in a king sized bedroom but were given was for the wrong room. Room was freezing no heat on. No central heating just some electrical contraption on the wall useless. Room was drab and old fashioned and as for the bathroom antiquated does not cover it. Bathroom and bedroom both had evidence of damp and one wall was completely wet.. My wife got into bed fully clothed in the afternoon with her hat and scarf on she was so cold. We never saw anyone staff or guests all afternoon. We went downstairs at 6.30 pm and the whole hotel was completely deserted as far as we could tell. When we returned at 9.30 we were greeted by a barking dog - first sign of a living soul in this dreadful place. Then a man appeared presume the owner and we expressed concern!!! about our room and he said we should be in room 14 and not room 7 as it said on the note we were left. We showed him the wet wall which he passed off as it being an old house with a bit of condensation and then he said we could move rooms if we wanted. I found his whole attitude rude and off putting. It is the only hotel I have ever been to that has not been staffed or had no guests apart from us. No attempt was made to contact us when it was pretty obvious we had arrived. There was no real attempt to rectify the situation, no apologies just excuses and it was up to us move rooms no offer of help. It transpired the key we were given for room 7 also opened room 14!! Security!! We were both so fed up by this stage that we just shut the bedroom door and went to bed. Next morning we both agreed we were not staying a moment longer and went downstairs to check out. We were going to be charged £105.00 to stay in this hell hole and I made it pretty clear I would not pay that amount. I have stayed in 4 star hotels for less and this sorry excuse of a place gets 0 stars. He then pre
