Decor of public rooms was a bit depressing - fake gothic. Again dated. Not an inviting lounge area at all.

Rooms were clean and large enough. Breakfast was fairly good. We had a 4 in the morning fire alarm go off and had to evacuate the hotel. That was due to an employee opening the fire exit at that time for a late arriving guest. That was quite unpleasant, and tiring.

Very comfortable bed. Staff were very helpful and upgraded us when we objected to our original room.I also left a ring behind which the staff located and returned to me very promptly. Initially claimed they had no booking for us,eventually resolved after the intervention of Booking.com but wasted time we wanted to wander around Stratford.Initial room could not be accessed as lock didn't work-then shown a room overlooking the car park which had cars a few inches from the window.Upgraded room had obviously not been checked very carefully as there were dead lightbulbs next to the bed, insufficient towels in the bathroom, and the previous occupants comments form still on the desk. We were also offered a discount for the dining room which was only applied when I queried the bill on check out.

Staff were very helpful. Corridors were shabby and full of creaky floorboards. Windows in room were badly fitting and worn. All doors locked at around 11pm apart from the main door and one other, which was annoying.

Very convenient for the theatres and with on-site parking (which can be a problem in Stratford) this is a comfortable and characterful hotel which is good for a short stay. The staff are pleasant and intend to be helpful; but things can go amiss. For example a room service request was overlooked and a dinner reservation got lost between the front desk and the restaurant.
Location (very central), friendly and helpful staff, character. WiFi was very accessable Room was a bit worn. No mention was made before arrival (eg at time of booking) of £10 per night charge for use of the carpark.
The friendliness of the staff. The fact we were able to book in slightly earlier than 2pm having travelled all the way from Scotland. The hum of the air conditioning unit outside our bedroom window.
The location was superb. The junior suite was well worth the extra with a separate lounge area. Having real log fires burning made it feel warm and cozy. Plenty of places to sit and enjoy a hot drink near the fire. The hotel building is old and whilst the rooms are very clean and well decorated the plumbing is old with low water pressure and about 15 minutes before very hot water reaches you. All part of the old world charm I guess.
We really enjoyed the ambiance of the hotel.The decor and furniture have been chosen for ultimate comfort and cosiness and have achieved a "home from home" feeling and yet still offer luxury. Nothing springs to mind.

The menu was the same every night although the food was good it would have been nice to have more choice. The heating was broken & we were a bit cold due to the very cold & very wet weather at the time.

The hotel was situated in a very picturesque village. The proprietors were very friendly.I stayed for one night with a work colleauge as we were attending a conference in stratford upon avon the next day.I would definetly reccomend this inn. The room was extremely hot during the night , and unfortunately our room was located above the boiler, which kept me awake most of the night as the thermostat kicked in , this was the only negative point on the whole the inn was very good value for money and the food was all locally sourced and of good quality.
It was a charming Inn close to Mary Arden's House so it was easy to just walk there and visit. The Bed was very hard.

Gorgeous hotel! My room was absolutely fabulous and comfortable. The bed was fantastic, bathroom was great. I have enjoyed my stay and I would recommend this hotel to anyone without any hesitation.
Building and garden are fantastic. The waiters for the dinner took good care of us, very professional. The swiming pool was open for children (ours were 11 and 13) only a very reduced period (apparently only from 14-17h), as if tourists are going to be in the hotel in that part of the day. The worst: this was apparently done to keep the "swiming pool members" (not customers of the hotel) happy and calm so they can have a quiet swim after their work.

The general feel of the Manor was lovely. It was offset in beautiful countryside and was peaceful and serene. The little outhouse where my boyfriend and I stayed was modern and cozy. The main part of the house was overflowing with character and had an antique feel. I do not have a bad word to say about Billesley Manor
Nothing stands out . The breakfast was every day was cold and very confusing having three rooms ,all the food should have been in one room not two.
It was clean and the staff were very professional It wasn't quite the style that I usually go for and it didn't translate well into the pictures on the website - the bathroom was like something out of a horror movie circa 1972 - needs updating!

The reception was very efficient and pleasant,the room was fresh and overlooked the car park and all requirements were there. Unfortunately, five minutes after I settled down to make a cup of tea, there was a power cut. Although the staff were helpful, this incident showed up some shortcomings. Viz. The staff had no means of keeping the residents informed (telephones were out of action) and there was no emergency lighting in the rooms. We were issued with candles but I thought this was dangerous and made me question whether the fire alarms had emergency power or not.

Room was described as a double when in fact it was a twin overlooking the Bar. The lighting was poor,shaving mirror light broken, had to unscrew lamp shade to give wife enough light to do her makeup. The shower was poor ( no bath). Strictly 2 star in my opinion and should have been cheaper.

The position was perfect and the view over the golf course lovely. The hotel was very attractive and the room was very large, well fitted and comfortable. The only complaint we had was that there was a strong smell of fried food all over the hotel.

This is a good hotel and is very conveniently situated for the town and for walks along the river. We have stayed here many times and it is our first choice for a hotel in Stratford. The cost of breakfast if you just want tea and toast. Not enough parking.

We only stayed one night, but it was comfortable, clean, very convenient short walk to the Theater, not far from the rail station, walkable to the sights. People were friendly, and room service breakfast was right on time, so we could catch our train to London.
The location was perfect for visiting Stratford as only a short walk over the river into the town centre. The staff were extremely friendly and the hotel had a very relaxed atmosphere. The room was very clean and had everythiong we needed inclusing an iron and board already in the room. Our stay wasn't long enough! Could have done with an explanation at check in on how the plug in the sink worked as we thought our was broken!

Good location, room was well furnished and clean, an empty fridge was very useful. Didn't suffer from banging doors and creaking floorboards. Excellent car park location and easy access to the hotel from the car park that didn't appear to be locked - so no mammoth treks to have a late night cigarette. No internet, the broadband connection in my room didn't work so I had to pay £40 to use WiFi when it is free at most hotels in the area. When I got the WiFi it was a poor connection and didn't work at all for most of one night. Room key card was erratic at best - it took me around five swipes on average to get into my room.

The restaurant facilities, ease of access to Stratford and the lack of noise from local traffic. It was easy to park and generally we were 'left alone' and not hassled. Would have preferred a slightly larger bed although we knew it was going to be a double rather than a king size

This is very good example of a tourist friendly hotel for its location of Stratford upon Avon. Lots of features embrace its acknowledgement of Shakespeare's town. Very cosy and the room was comfortable and warm. The location did put it on the nightime path of homeward bound party-people and the street noise of these people did filter into the room well into the early hours.

The hotel was excellent. Dead Centre for everything.My husband and I we slept like logs. We where in room 42. If I stayed again ( and I definately would ) I would request that room again. Thanks Only down point. I absolutly love banoffee pie and it wasn't the best. Think the chef needs a little more practice. Also my friends had a little trouble sleeping as the bar down the street Oscars was very loud. I think this would put a lot of people off.

We were very pleased with our choice as we just booked over the internet, your hotel was very comfortable, the breakfasts delicious and the staff exemplery. As I booked on line I requested a ground floor room as I have just recently had 2 knee replacement operations, I was a bit disappointed I had to struggle up apprx 20 stairs to room 10 I wish I had been told before arrival that our room was on the first floor. Apart from that I thoroughly enjoyed my stay and would book again next year.

The location of the hotel was good. It will suit those who don't like modern and prefer the olde worlde feel. The Bar/Lounge was interesting with some historic features and 2 open fires - although they weren't lit when we were there. Our room was right at the back of the hotel and quite a walk from reception. In fact the walk itself was interesting as you had to pass through several doors passing some scary looking pictures on the wall. The room itself was an anti-climax - small and overlooking a car park at the back of the hotel. It was also in a more recent addition to the hotel and therefore had no old features. Looking at the plan of the hotel on the fire exit map it looked like we had one of the smallest rooms in the hotel. Should have paid the extra tenner for a superior double! I'd recommend the hotel if the room was better.

Location close to Stratford made it easy to walk to sights, pubs, restaurants, etc. Breakfast did not start until 8.30 and they were unwilling to serve earlier or even leave out a simple toast and cereal for me as I had to leave at 7.30.
Mark was an excellent host and the accommodations for our family of four were just perfect for our stop at Stratford Upon Avon. The location was very close to the city center and all the sites. There was a nice selection of food for breakfast and free parking at a nearby car park after checking in with Mark.

The fact that Arden Park is non-smoking is terrific. I couldn't imagine staying in a B&B where people were constantly smoking in the common rooms. Also, the bed was incredibly comfortable, the room was large, and everything was very clean. It was very near the train station, making it super-easy to get into town, check in and drop off our stuff, and then go right on into town and start our itinerary. We will be staying there the next time we visit Stratford-upon-Avon. Breakfast is no great shakes - hard-boiled eggs, croissants with jam, and cereal - but there is fresh tea/coffee and it's perfectly fine.

It was near to the theatre The room was of a poor standard with filthy net curtains. We had mould in the bathroom and wrinkles in the carpet. We had stayed at better B&B's in Stratford. This was a birthday treat for me and I was severely disappointed.
