7.9 Good
Pros: Great location right in the old town. Mist staff spoke some english Rooms were spacious and clean
Cons: Very limited food. A couple of light bites and nothing for kids. This is not what was advertised We travelled at new year so it may be different at other time but again no entertainment as advertised I did email the hotel to see if meals etc was available during the holidays and was told no problem but... the Food was pricey compared to other places we stayed in Uzbekistan but maybe thats because they knew we were stuck to eating there for 3 day solid as everywhere else was shut

7.9 Good
Pros: The staff were very friendly and helpful. Breakfast was large and tasty. Room was very comfortable. Hotel interior was attractive.
Cons: The shower did not have a wall mount nor was there a curtain so showering was not ideal. The wifi did not reach our room so we sat in the hall to get the wifi.
10.0 Excellent
Pros: Breakfast was excellent. Staff was very helpful. Especially the front desk!
Cons: Nothing to complain about.
10.0 Excellent
Pros: Clean and very central hotel . The staff is very kind and friendly, they have helped us in organizing transfers and recommend restaurants and places to visit. If I would come back to khiva, I would choose the Shaherezada again
9.6 Excellent
Pros: Staff was fantastic
8.8 Excellent
Pros: The staff were pleasant and helpful; the building itself was beautiful
Cons: The hotel arranged a taxi for me to Urgench then to Nukus for $25.00. I was greatly concerned that they had given the taxi driver from Urgench to Nukus only a fraction of what I had paid them - the mark-up was extortionate. So they were underpaying him.
9.2 Excellent
Pros: This hotel is very well situated. It is easy to walk to all the local attractions. The staff were very pleasant and helpful, and the breakfast good. Having seen other accommodation options in the area I was very pleased with my choice and recommend this hotel to anyone seeking a good quality and good value stay in Khiva.

Hotel Asia Khiva - Khiva - Bedroom
3
7.9 Good (230 reviews)
7.5 Good
Pros: The location was very good, the property clean and the staff nice, so no complains
Cons: not value for money though.
10.0 Excellent
Pros: The general manager and the staff were very friendly and helpful. We arrived at 9,30 am and our room was already ready and available with no extra charge for early check in. The garden and the swimming pool had been a very nice place to relax during the hottest hours of the day (expecially appreciated by our 8-year-old child). The hotel is just in front of the south door of the old city, so in a very good position to visit Khiva.
7.1 Good
Pros: Really nice pool to relax in especially after walking around the city in the heat during the day
Cons: Very basic hotel with old decor. Pretty expensive for what the hotel provides, especially when compared to other places in Uzbekistan
10.0 Excellent
Pros: The front desk staff is excellent. The hotel is verg professionally managed. Our rooms had lovely balconies.
Cons: The breakfadt room was stifling, and you need to get there early because they don’t regularly replenish the food. Also, best to avoid Room 8 in the main building because it’s on the grojnd floor in front of the driveway
10.0 Excellent
Pros: The pool is beautiful and great to cool off after sightseeing in the hot sun. The location is lovely - just 10 minutes walk from the West Gate, so very convenient to drive to the hotel with baggage, and then to walk between the old town and hotel. The best part of this hotel though is the staff - they are all wonderful, kind, and thoughtful. They helped me arrange transportation to Bukhara with a lovely driver, and were so generous in allowing me to use the facilities (especially the pool!) well after normal checkout. I wouldn’t stay anywhere else in Khiva, and I hope to go back. It’s true that this is one of then pricier hotels in town, but the rooms are enormous (mine happened to be suite style - which I did not expect!) and the staff care is so worth it.
Cons: I have no complaints!
7.1 Good
Pros: The size of the room was excelent. Location very god
Cons: The service in the bar and the pool
10.0 Excellent
Pros: Very friendly staff, good conversation in English possible. The GM brought us to the train station, no charge
Cons: ATM not working which is likely out of control of staff
7.9 Good
Pros: Great location - right outside one of the gates to the inner city. Facilities are fully renovated with good comfy beds, good air conditioning and also good plumbing in bathrooms with hot water etc.
Cons: Wifi is dodgy at best. In some of the rooms, it’s not there at all. We had to change rooms due to that only to get intermittent connection! The worst was food. Very sketchy options. As vegetarians all we got for breakfast was stale bread, some non descript sweet cereal, sweet pastries and apple! This is when others had at least 10-15 dishes to choose from. Even when we asked for something decent, we were told there is nothing more.
9.2 Excellent
Pros: Very well run hotel, with a management staff that is extremely helpful and professional. We came by car and they organized to have it washed, which was an excellent idea. We were traveling with children and they found us communicating rooms. It is ideally situated just outside the walled city and has a lovely outdoor pool which was clean and open for guests even in late April.
9.2 Excellent
Pros: The location of Hotel Khiva was great, just outside the Inchon Kala. Staff was fantastic!
Cons: The mattress was a little firm, like a board almost. A softer mattress would be a great start!

2.9 Mediocre
Pros: Terrible hotel - regret staying there. Better boutique options
8.8 Excellent
Pros: Atmospheric place. The room that was given to me had a balcony looking out. Beautiful. The history, architecture and experience are reasons to stay here. The breakfast place is in another madrasah nearby which is a bonus.
Cons: Wi-Fi doesn't work in the rooms but not a big problem. There's a coffee machine in the foyer which I thought was free - most hotels of this price range would have coffee and tea facilities included - I was given some som back when I was genuinely surprised after I was charged.
9.2 Excellent
Pros: Wanderful location, wanderful historic building. Thank you.
9.0 Excellent
Pros: Old madrasasi in Ichan Qala was reformed in the hotel. Good atmosphere. We spend relax time in the patio. We asked them arrange a trip to Yurta-camp of Ayaz Qala. It was nice and reasonable price.
9.6 Excellent
Pros: The building itself and the rooms are beautiful and the location is quite central, easy to get to most of the locations in the old town. The staffs really try their best to answer all questions or to help in ways they can.
Cons: The heater could be a big stronger, as it gets quite cold in the evenings in Khiva in November.
6.3 Good
Pros: This hotel is in an amazing location but is now rather tired and in need of a make over. Beware lots of big tour groups use this hotel so it is less “boutique” than might be expected
Cons: The decor and furnishings!
9.6 Excellent
Pros: The location is perfect, and breakfast was really good. View from the room was really nice
Cons: The WiFi was terrible. It was a nice experience to sleep in the old medressa, but quite expensive compared to much cheaper good guesthouses.
4.0 Okay
Pros: The hotel is in Itchan Kala, an magnificent old madressa which has been nicely converted into a hotel, probably many, many years ago.
Cons: On my first night I was bitten by insects. After the second night I lost my voice, so cold was the room - the air conditioning had a fault. The place desperately needs refurbishment. The electrical sockets were loose. There were odd pieces of carpet which were a serious trip hazard. The fake leather on the headboard of the bed was partially missing and had been scrawled on. The hotel is geared up for big tourist groups, which probably explains the state of the hotel - there's no time between tour groups to make good any damage. Likewise the rooms were not properly cleaned, there was no soap, toilet paper, etc. - every time I had to go to reception and join a queue behind other clients with complaints. On the last day the toilet stopped working - no water! Mediocre breakfast didn't help. And you have to pay in cash in local currency. The exchange rate from dollars to som was outrageous - set by the hotel, of course.
5.0 Okay
Pros: The location is fabulous.
Cons: The water was salty. The shower was faulty. The breakfast was minimal. The room was not as clean as expected.
Hayat Inn Khiva - Khiva - Building
5
6.9 Good (17 reviews)
Overview Reviews
Hayat Inn Khiva features a restaurant, bar, a shared lounge and garden in Khiva. Featuring room service, this property also provides guests with a terrace. The air-conditioned rooms provide a garden view and come with a wardrobe and free WiFi. At the hotel, all rooms are equipped with a desk, a flat-screen TV and a private bathroom. Hayat Inn Khiva offers a continental or buffet breakfast. Free private parking and a business centre are available, as well as a 24-hour front desk.
3.8 Mediocre
Cons: This hotel is far behind its glory days. The room was not clean. The pipes of the heating lay just on the floor. We didn't dare to drink water out of the water boiler because it was a mess. And after we decided to cancel the last night, we felt like the staff was trying to squeeze as much dollars out of us as they can get.
2.9 Mediocre
Pros: Nothing to be honest, it was awful.
Cons: To begin with the smell in the room was simply disgusting. The nausea inducing stench of mould in the room was so old that not even opening the window wide open for fresh air to come in helped. On top of that the bathroom had a smell of rotten stuff which made it all worse. The bed was clean but the carpet on the floor and the overall smells were too awful to bear. Breakfast buffet was also terrible. We stayed here for two very expensive nights, total 70 USD per night. Total rip-off! Do not go there.
