Off street parking provided rooms comfortable but worn stair carpets, chipped paintwork etc gave a general air of the place being rather 'tired'.
The cleanliness and comfort of the room. I took dinner in the hotel. I found the menu choice very limited - there was no a la carte menu. The meal itself was disappointing to put it mildly. With the exception of the vegetables accompanying the main course, nothing gave any impression of recent preparation- there was strong suggestion of packets and freezers. Overall. very poor value for the price charged.

Breakfast was excellent.The room was very warm and the staff very helpful.To be able to park in the hotel was quite useful The room was on the small side and there was dust on the top of the curtains
For what I paid for the room, this was reasonable. The lack of choice for an evening meal. The quality of the main meal(turkey with all the trimmings) was derisory and left much to be desired. I was not expecting corden bleu but they need to raise their game. The meal I had appeared to have been made hours before and just kept hot for speed of serving,made with poor quality produce, I got the feeling they were catering for a coach operator doing a Turkey & Tinsel tour.
Their cute restaurant downstairs -- Weird way to get to the rooms, you go to the back, past the bathrooms, and then up these stairs that looks more like a servants entry. Definitely doesn't feel like a luxurious stay considering the inital impression of how you even first get to your rooms --The water heater was out on our floor so even though it was so cold out and all you wanted was a hot bath, the showers were chilly and even the heater for the room didn't work well so it was cold in the room -- The staff was also not all that friendly. As a traveler, you just want to connect with people, but they seemed dismissive and unfriendly. -- It's too bad as the location is so great but they really need to feel more like an upper scale hotel for where they're located, do remodeling to make the entryway or how you get to your rooms nicer, do not put people on floors with broken heaters, or next to other rooms that you will be able to hear others through the walls (which also happened). Space out the rooms if there is availability so you're not sharing a wall with someone.
Good location. otherwise, it's a very stale, and soul-less hotel. Very rude reception staff. I was put on the second floor and stupidly the lift didn't stop at the second floor- so I had to cart my bags up the stairs- would you not put guests on a different floor if the lift's broken? It's in a good location, but is a huge somewhat run-down hotel with no character or charm about it.
The view from our room The room was not very clean. there was what looked like juice had been spilled on the skirting board, and hadn't been wiped. The window frames need to replaced. Only 1 chair which we found an inconvenience. There were prominent water marks on the ceiling which looked like the result of flooding. In my view the room did not justify the price charged by you. My wife and I had trouble with the manual lift doors.
It is geared for bus groups.
Have stayed here twice before in past two years - very handy for visiting friends in Oban. The room we had this time was the nicest yet regarding location - wonderful view over the bay and very quiet. Beds are very comfortable.
I found parking a problem, there are not enough car parks available for guests

Breakfast The hotel generally looked a little bit the worse for wear, but it was clear that renovations were in progress, so I'm sure that will improve soon.
We were delighted with our room and the overall improvement in the hotel which had been renovated since our last visit. The breakfast was excellent and the staff in all respects very good. No complaints whatsoever

having stayed here over last few years found the rooms to be very clean and tidy and the decor much better though the room prices to be a bit steep compared to other hotels in oban
A beautiful old Manse, in a good location, with warm and knowledgeable hosts. Room was large and comfortable and breakfasts, with stunning views to Mull, were superb. No complaints whatsoever.
This was the best guest house of our entire trip, the young owners went out of their way to accommodate us in every way, the room was clean and comfortable the breakfast was first class and the little extra's like a small decanter of sherry and a teddy clutching a bag of chocolates were just the sort of things that will bring us back again.
Location and safety for the car were good. Breakfast was good and the hosts were excellent. Will definately re visit at first chance. Nothing - experience was first class. Would highly recommend.

Our host Simon was very friendly and helpful and gave us a great choice of restaurants for dinner, the one we chose was excellent. Nothing was too much trouble for him and he made feel very welcome and at home. Nothing, we enjoyed our stay.

The bar / restaurant overlooked the harbour, which was very pleasant. Breakfast was very good. The area in which the hotel is located is very quiet, and only 2 miles from the town of Oban, (on the main incoming road, that is handy). Rooms were very clean and well appointed. T.V. in the bedroom was a bit too small. Bar area only had dining room style tables and chairs. Ideally, this area needed to have some lounge style tables and chairs.

We had our own private accommodation area with 2 ensuite bedrooms and hallway overlooking the marina. Ideal for the dogs. Food was excellent. Owners and staff most helpful and the covered outdoor areas make smokers feel more welcome.
Location is good - only a short walk to town centre. Bed comfortable and rooms clean. Booked 2 rooms so comments apply to both. Overpriced. Rooms disorganised. Staff friendly but never see them. Doesnt appear to be a 'family home' as stated. Came bck from work to find bedroom door left wide open after housekeeping had been earlier. Ignore info on £5 to park. Its free on street.
Explored the city and surrounding area of Oban.
The room was tidy and clean The room was freezing and was not organised well...had to move furniture to plug appliance in etc....the top of the cupboard was damp....and the single bathroom/shower facilities proved the accomodation should not be used for multipe occupancy in this way.

Old, very low infrastructure standards, no breakfast room
nothing. booked mid June,specifically asked for a twin room, only to be told on arrival they did not have any twin rooms only double,we were given a folding bed,on my return received an email dated 14th 0ct which said there was no twin rooms could hire a heavy duty folding bed at a charge of £12 per night outragious.I had to leave at 7 30am the email was sent at 9 30am,this charge was not mentioned I was just asked if I got the email,If no twin rooms were available I should have been informed so I could have got somewhere else,They had 4months to do so.

Large tastefully decorated room, bay window with sea views, comfortable bed, friendly, helpful staff.Location perfect for visiting the surrounding area. We had a lovely week there and hope to return one day.

Our stay at the hotel was lovely. The staff were very friendly. The room was lovely and the view was outstanding. This hotel is getting a rough deal at the moment due to the previous owners. The new owners have spent a long time doing the rooms up. Will definately stay there again.

Superb location on seafront.Starting some long needed renovation. Check in would be much friendlier ( especially to foreign guests) if they looked at the booked reservation and not asked for all the details already printed on it.New shower unit had no place to put soap etc which led to me putting my hand on a used soap bar and bottle top on top of the shower unit.Hole in bathroom door due to it hitting table top.A Doorstop would have prevented this.The fire exit on top landing ( next to our room ) was blocked by a ladder.It was removed on my reporting it to reception.Breakfast was overcooked despite only a few guests in the dining room.
As a single woman (booked via son's credit card) I felt safe and was well treated by staff Nothing - it delivered excellent value for money and I would recommend this hote

After having read the reviews of this hotel on trip advisor I was relieved that the hotel was as good as it was. The staff were extremely friendly and helpful. The room, while basic and with a view of a derelict building was clean, warm and comfortable. I had a full and uninterrupted night's sleep followed by a more than adequate breakfast. Have paid a lot more for a lot less in my time. Clearly this hotel is in need of a lot of tender loving care. However i only paid £30 and I felt I more than got my money's worth.

It was clean, bright, restful and central. The struggle to aquire a bottle of water after 1 A.M. The very slow and unattentive service at breakfast. The quality of breakfast was poor eg second hand toast, bland food and undrinkable coffee.
Recently refurbished and now has a "boutique feel" to the rooms.Very tastefully decorated and good size rooms complete with hairdryer, tea making facilities and iron and ironing board.Bathroom and room spotlessly clean,very comfortable queen size bed.Breakfast was cooked to order and was very good. Overall a most enjoyable stay and pleasantly surprised by high standard of rooms.
We were made welcome and received the right amount of attention throughout our stay at this most comfortable hotel and will recomend it to anone travelling to Oban.

Excellent location with friendly staff and nice breakfast. Decoration rather too much ! Shower room steamed up. A big dissapointment, no evening meals on a night of torrential rain. However host did arrange taxi and booked evening meal in exellent restraunt.

It was in Oban. No power supply to plug points in room on arrival day. Quickly remedied , but on day of departure (next day), they failed to be concerned and did not sort it out even after I pointed out to them I wished to chrge my phone before my onward journey.
I liked that it was so close to Ferry and Rail station, and that it did not think it could therefore offer substandard facilitids.

Location - access to everything. Parked the car and enjoyed the stay. The hotel has a busy road front and back. Quite noisy late at night but it was a Saturday night!

Pleasant atmosphere in a beautiful setting. The sea view was a treat and the weather was exceptional.
Hotel in perfect place for a last minute getaway to one of our favourite parts of Scotland. Enjoyed another meal at Ee-usk on the Pier. Some of the decor is now a bit tired - but clean - reflected in the 3 star grading, once 4 stars.

This hotel was very good and the food was also very good. No there was nothing.
Comfortable, clean, good level of equipment The breakfast was atrocious - pre-prepared, dry, eggs like rubber. Very poor to have breakfast served this way - it is a major influence when I travel and I would not knowingly book at a hotel where breakfast is not freshly prepared.
Everything. The recently refurbished rooms etc were lovely (especially the spa bath) and were were looked after very well by the staff. No air conditioning in the room - but understandable for the few weeks per year it may be needed.
Cleanliness Television was a bit worn out, audio was a bit fuzzy and screen was very small.

Spotlessly clean, quiet Kettle failed on first use but not forseeable. Could not get the window to open more than 2 inches nor fasten it at that position, might be me but no instructions.
Sadly my husband suffered an asthma attack and we had to cut short our tay but we were looked after very well and have no hesitationin recommending very highly this lovely hotel.

Comfortable beds and good food. Both nights awakened between 3am - 4am by two loud talking women in corridor outside. This was remarked on by other guests.
The location of the hotel was perfect. The view of the bay in the evenings and mornings was particularly romantic. Easy access to the train station.

Attractive room with tea and coffee - making facilites, very good restaurant with excellent food. Staff exceptionally helpful, lovely bar area with comfortable seats, and adjacent conservatory area overlooking the bay. Have stayed before, but much impressed by the general standards, the staff, and the general warmth of the hotel. Very much enjoyed our stay, and would be happy to return. Parking is quite limited in view of its situation, but is available on the street nearby.
Room was warm, clean and comfortable. Staff - greeted with being told i will have to park elsewhere as other guests have booked parking spaces. I was not offerred the opportunity to book a table for dinner or asked if i wanted a newspaper. When i went to the resteraunt i was told it was fully booked so i could book for an hour later or ' walk into town'. I reserved for an hour later and went to the bar where the service was poor and abrupt. The barman seemed to be more interested in talking with colleagues.
All staff were very helpful from checking in to checking out. Hotel was also very peaceful throughout and this is important to me on business related overnight stays. Unfortunately,I did not have the time to make use of the leisure facilities on this trip,but hopefully will get the chance on my next trip.

Excellent location in the corner of the Glasfow Central train station. Gym and pool were being closed down for repairs, however.
Electronic booking had not been received but manager honoured paper copy of booking with no problem and a smile. Also told to phone hotel if any double payment problem. Well handled. Breakfast was good but cost £7.50. Didn't mind at my £50 rate but would have been unhappy at any more expensive rate. Room clean and comfortable but lots of electrical stuff hanging on walls and cables everywhere. Everything worked!
Was a good location for the town. Breakfast was of a good standard. Very friendly and helpful staff. Was overpriced although we understand this was a last minute booking in peak season. Could be modernised. Fairly small rooms. Also not ideal if unfit as there are a lot of stairs to negotiate to top floor.

I cannot honestly say that there was any particular thing about the hotel that sticks in my mind as being of a positive nature. The standard of the first room offered was extremely poor. Having refused the room we were moved to another room which was I would suggest only a slight improvement.
when booking I neglected to inform you that I have difficulty with stairs and as there was no lift available I struggled. my room was up six flights of stairs.

The Hotel was in a good position in the town The room was small and crammed. The Hotel was certainly not comfortable and we didn't want to spend any time there!!
Really close to the ferry and local pubs, places to eat etc. My room was perfect for the single travelor, it was clean and tidy on suite and a reslly good breakfast. Some might say the Room was quite small but it has all you need.
The staff were friendly, the room was quiet, breakfast was great, close toe downtown Not enough spots to put luggage in room. one has to bring their own face cloths, bit of a chore with hauling luggage up the flights of stirs if one is not traveling light.
Room for five persons, 1 double + 3 single beds, perfect for a family (like us), friends or two couples!!! Non really.
