The front desk staff was friendly enough. The woman that served breakfast (short dark hair) provided absolutely excellent service every time. The breakfast was good. The room/hotel was reasonably quiet considering the walls are quite thin in regards to soundproofing. The neighbourhood is very quiet but only a 10 minute walk to restaurants and shops. The Wi-Fi worked well. The overall comfort of the room was average. Decent bar by the front desk.
The front desk staff didn't mention to us that the hot breakfast would be charged to our room at an additional cost. Also, they saw that there was only 3 of us in a four person room but charged us the 4 person rate anyhow since it was booked as 4 person online. When we added an extra night, then they only charged the 3 person rate but didn't off to charge us the 3 person rate for the previous nights. I wasn't impressed with that considering we were of the very few guests at the time. The room door lock was tedious and the light switch was in shoddy condition. No food available at the hotel after breakfast.

The staff is excellent. They make you feel like a valued guest. The room was large and comfortable, but in need of an update. The location in a quiet area just a 10 minute walk from Princes Street is perfect.
The continental breakfast had a very limited selection, and the rolls and croissants were not fresh.

Overall the hotel needs an overhaul - very tired and grubby.Shower was filthy with mould growing in all the corners,it was also difficult to control the temperature (boiling hot!!). Breakfast mediocre (cold croissants and poor orange juice) - continental only offered which was outrageous considering the room prices. we were also kept awake on the Saturday evening due to very loud live music being played in the bar downstairs. Hotel guests should be able to have peace and quiet in their own rooms! Another hotel guest was able to unlock our room door and walk in! Embarrassment on both sides but highlighted that we had no privacy or security.

I booked a twin room given a double. No alternative was given.Bathrooms dirty mouldy and musty covered with dust and confetti. Kettle dusty and filled with stale water.Unhelpful and unwelcoming staff. Breakfast menu on website stated vegetarian but was told they didnt do it because their chef was in hospital for a month. No preserves and tables set with dirty tablecloths. Very disapointed!
The room was lovely, the food was good and after the initial shock of seeing our two Huskies the staff were very nice to them.
No parking facilities. It was down to us to pay for our parking on 'Pay & Display' machines on the street. This was not helpful as we had no change and we got a 'fine' while we were booking in and asking about the parking situation.
Breakfast was only until 9.00am also the information booklet said that you could get breakfast until 12.00am which was not the case
The size of the room - kindly staff - silent atmosfhere.
The cleaning of the room could have been better and too little toiletpaper (we bought our own at Sainsbury)
Location was quiet and within walking distance of most tourist attracation. Staff was pleasant and breakfast was convenient and substantial.
