Pros: What a lovely experience! Our hosts, Pam & Jim, welcomed us so warmly last year that we returned this year too, and plan to return again. A beautiful and comfortable house, delicious food, and nonstop coffee and tea. One of the best bed and breakfast inns you can visit.

Pros: Finding the hotel was straightforward and its exterior appearance had a certain wow factor. The surrounding gardens were well manicured and eye catching too. Inside did not disappoint with a consistent Victorian theme throughout and sensibly sized, well appointed bedrooms. The owner/hostess was very friendly and helpful - her recommendations to visit Strawbery Bank in Portsmouth and Newburyport (on the way to Logan airport) proved well founded and showed a degree of astuteness in assessing our interests. Coffee and tea in a multitude of flavours on tap in a pleasant lounge meant that our party of 4 could socialise comfortably. Plenty of private parking outside; peaceful atmosphere inside. Breakfasts were by order and offered interesting flavour combinations in sensible quantities that did not overface us. We really enjoyed our last 2 days before flying back home to the UK. Many thanks.
Cons: Apparent lack of quality restaurants within walking distance. We ate a perfectly adequate evening meal in town centre (1 mile away) but in a noisy environment with a fairly basic menu.

Pros: The location was amazing, just a couple minutes walk to Market Square, the waterfront and Prescott Park, in an area full of charming shops, restaurants, bakeries and pubs. The hotel provides parking access the street, which was very convenient. Room size was comfortable and the bed was great. Draft beer in the lobby was a nice touch. The hotel was a little quirky but fun for a one night stay.
Cons: My room (9) had a very tiny window. Probably not surprising given that the hotel is in an old warehouse building. It was ok for a one night stay. My room also had a tiny bathroom. The HVAC system was complicated given the building and very difficult to adjust. Access to the hotel is up a steep flight of stairs. Difficult if you have a lot of luggage.

Cons: The Wifi connection was very poor quality. We were unable to watch Netflix on the provided iPad because the episode just wouldn't load. Also the price of the hotel was fairly high for a simple, relatively small single Queen bedroom.

Cons: After having booked our trip in early September we arrived to check in on November 2nd to be told they had booked our room with some one else for the weekend. Even though they could see that we had booked the room and they received the confirmation number in September. They neglected to ever enter into their system and booked the room for another customer. We were offered nothing even though we had done everything right on our end and had traveled over 3 hours to spend our 10th anniversary at their establishment. We were simply told sorry and left to find a hotel room somewhere else last minute.

Cons: The room was not cleaned the first day though we left at 11 and saw cleaners in the halls. It was not cleaned the second day until we called for it. The two window shades did not fit the entire windows so the room flooded with light waking us at dawn. There was not one USB port in the room (there were always several in every hotel we have ever stayed in) which made charging our cells, pads and laptop very challenging. The television service was dreadful and many of channels were displayed horizontally squeezed which distorted the images. There was only the rolling index of what was on the 49 channels but no descriptions of the programs. There no ABC channel at all from your provider and no on demand rental or new films, which could be providing possible income. One of the two round metal sidetables to the sofa was so bent on top (which you cannot see at first due to the filigree metalwork) that when we first put our drinks down they both tipped splashing our cocktails all over the floor. On two of the nights, train whistles and chugging engines blared from 10pm until midnight. It was charming once, but not at all repeatedly. There was no safe in the closet, the air conditioning would only work fully at a freezing temperature, and the room arrangement was awkward, especially with having to circumvent the horrible placement of the desk to get to the bathroom. If my wife was working at the desk I had to climb over the bed to get to the bathroom.

Bedroom sink cabinet not completely wiped down, debri needed to be wiped off which I did. Very surprised for a building being renovated that in both restrooms there was very sloppy unprofessional s access panel cut out in ceiling. Not a traditional access panel, they cut out drywall and then just screwed it back in. In living room ceiling shows 2 cracks that look like someone tried to paint over instead of scrape, patch and re sparkle.

Cons: The room was bare. Furniture was cheap. Closet was a just a rod with hangers in the entry vestibule with very poor lighting as was the lighting in the room. There was one towel ring for 2 people. Night tables were turned sideways so you couldn't open them. The vanity was very small with barely room for one toiletry bag. The floors creaked and the walls permitted noised from above and below and from the stairs to be audible in the room.

Pros: It was a 5 to 15 minute walk from shops, restaurants, and Prescott Park. We liked the multiple places to sit both inside and outside the hotel. The room was comfortable. The breakfast was light and unique, but we were prepared for this from reading other reviews. Also, the hotel interior was beautiful and full of charming decorative touches (such as old phones and even a phone booth)!

Pros: This place is a gem. The building itself is charging, has character, and the location can't be beat. Walkable to everything to appeal to all kinds of interests. I can't imagine a traveler who wouldn't love this place. The rooms are clean, modern, and comfy. The bed and beddings are so comfortable. The breakfast delicious and well presented. What really puts this place over the top is the hospitality--the staff is WONDERFUL. They truly live up to their mission of being there to make sure you have a great stay but also giving you space to really enjoy the common spaces. Was here for business but would definitely stay for leisure. Can't wait to visit your Mendocino property!

No refrigerator and not enough lighting in the room. We were on the 1st floor near reception counter. Pros: Absolute best location for this area. Steps from blocks of densely packed eclectic shops, restaurants, taverns, Portsmouth brewery, waterfront/deck dining, harbor side boat tours, historic buildings/architecture and historical walking tour.
Cons: $30/day valet parking fee. Parking on street is $2.00/hour and can only be paid in three-hour increments. There is a public parking garage across from hotel, but that approx $2.00/hour as well. Though, for the location, a car is not needed, most everything is within walking distance.

Cons: Valet could have locked my car to secure my belongings. I was handed my keys and pointed in the direction of my car when I had to retrieve an item. This was when I found it unlocked. Staff was courteous and apologetic. Additionally, we were locked out of our hotel room when returning from breakfast. Had to go back to lobby to have them recode the room key. This was a minor annoyance that went without an explanation.

Pros: I loved how clean everything was. I enjoyed their hot tub. The location was absolutely perfect -- right downtown, with access to practically everything Portsmouth has to offer within walking distance.
Cons: The price to store our vehicle (valet price) was outrageously high. We did use the service, I just didn't realize (or wasn't informed) the price was going to be $28 for a 24 hour period! We drank two bottled waters stored in the room was $6 total for the two.

Cons: Beds were rather uncomfortable, didn’t realize how far it was from city centre, no sidewalks to walk into city centre. I don’t like the fact that they put an extra hold on your credit card in case of damage.

Pros: The gentleman at the front desk was exceptionally friendly, helpful and efficient. I observed him helping someone in front of me who had a lot of questions, and he was most helpful. And he was very efficient checking us in. The breakfast was delicious.

Pros: We stayed 3 nights in July and after the second night maintenance on the roof created a harsh chemical odour in our room. The front desk was very accommodating in providing us a new room. The entire staff constantly questioned if we were enjoying our stay.
