10.0 Excellent
Pros: The decor in the room especially and the relaxed colour palette throughout the hotel
6.7 Good
Pros: The staff were welcoming and very helpful. The rooms were comfortable, clean and regularly serviced. The location was good and very handy for exploring the Brecklands, Sandringham and the Norfolk coast.
Cons: The restaurant food although well put together and presented was over seasoned. Delicate shellfish such as scallops were so salty that they were not recognisable for what they were and fish generally was spoiled. Even the fiet steak one evening was served with a more than generous sprinkling of rock salt in addition to cooking seasoning. We considered having no tea making facilities in the room a handicap.
8.0 Excellent
Pros: The friendliness and helpfulness of staff, beautiful surroundings and fabulous food

Pros: The location was easy to get to.
Cons: The women on the front desk who saw us in had lost her voice but didn’t even attempt to communicate with me and just hand me papers to sign. Very unprofessional.
6.7 Good
Pros: Good location. Hotel was clean and staff were helpful.
Cons: The heater in our room wasn’t working and we had to request an alternative. There was no remote for our TV and it didn’t appear to be connected so no signal. WiFi was not good enough to support my laptop as an alternative to the TV. We found some mould on the bread put out for breakfast although everything else seemed fine.

Heacham Manor Hotel - King's Lynn - Building

Overview Reviews
Located in King's Lynn, Heacham Manor Hotel Spa & Golf is in a rural location, within a 5-minute drive of Norfolk Lavender and Hunstanton Sea Life Sanctuary. Free self parking is available onsite.
9.0 Excellent
Pros: Very comfortable room. Decent amount of space. 2 free bottles of water and biscuits. :-) Bathroom was clean. Bed was very comfortable. Breakfast was very nice and had a decent choice of food - cooked breakfast, cereal, fruit, croissants, toast, tea, coffee and juice.
Cons: We booked the same 90 minute massage for each of us at the spa. We had very different experiences. I had one of the best massages I've had which comprised full body massage, a mini facial and a mini scalp massage. My husband's treatment was shorter (only around 60 - 70 mins instead of 90), the massage only covered his shoulders and then he had the rest of the time as a facial! As a bloke with a beard, it would have made more sense to spend most of the time on the massage rather than the facial part. We were charged the same price for these. We went back to complain and they issued a refund of the difference between a 60 min and 90 min massage which was something but took the edge off what was supposed to be a nice relaxing wedding anniversary break.
9.0 Excellent

7.0 Good
Pros: Breakfast was very good but dinner was pour and expensive
7.9 Good
Pros: We stayed in a room above the spa facility and this room was very spacious and well equipped.
Cons: The breakfast was lovely, however considering the price we paid to stay for one night at The Hoste I did not expect to pay extra for any cooked breakfast options!
7.0 Good
Pros: Fine, as has been over the 15(?) years I have been staying. Dinner was very pleasant, with a good chap looking after us! Went without breakfast, this time. I couldn't really justify the extra £28 for two, relatively, small breakfast eaters! We had an adequate full breakfast, down the street, at the café, for half the price, which kept us going through the day. Say, £7.50 a head, would have got the custom.
Cons: As above - breakfast charge.
10.0 Excellent
Pros: Stayed in the converted railway carriage which was very comfortable and beautifully done. All the staff were very friendly and helpful. Breakfast was excellent and plentiful. All top notch!
Cons: Nothing at all.
6.7 Good
Pros: Great location, great breakfasts....
Cons: I paid for a Superior double room expecting a Super King bed!. Nope, apparently I should have booked a Superior Super king room so we had a really nice sumptuous King size double bed!!. It would have made all the difference to our short break and our hotel review!!!.
8.0 Excellent
Pros: In difficult circumstances, the staff were so helpful. It was unfortunate that the gym and cinema had to be closed during our stay, but totally understandable.
10.0 Excellent
Pros: Lovely clean room, excellent food and fabulous staff.

8.0 Excellent
Pros: The breakfast was very good, both in quality and value. We also had dinner in the hotel - the food was good but the service was a bit slow. There didn't seem to be enough staff.
Cons: There was a problem with the toilet flush in our room (room 8). We mentioned it when we checked out so hopefully it's been fixed now.
9.0 Excellent
Pros: Everything else!!
Cons: We had room 14, it was a lovely room but the road noise was quite loud
10.0 Excellent
Pros: The staff are the best ever. Especially Marlene (reception) and Jason (breakfast chef) :) :) Excellent rooms & service (laid back, friendly); super for food (esp. brunch); brilliant for families (lovely play area); great value for money (winter warmer); very clean + close to the open road to explore the best Norfolk has to offer. Comfortably & tastefully refurbished in keeping with the era & contemporary trends - yet still retains local ambience and clientele (i.e. authentic). 5 STARS. Whoop Whoop!
6.0 Good
Pros: The staff were very friendly, facilities for kids were great, room was very nice and the overall feel of the place was nice.
Cons: The Hotel bar and eating area was really well set up and nicely spread out. The games room was ok but could have been updated a bit as it was a bit dark and uninviting. The room was nice although we unfortunately were in no.15 which is right by the road and being a main road is quite noisy. Couldn't get any signal on my phone and couldn't get connected to their wifi either which i found quite annoying. One massive plus was it had Estella Galicia on tap which as my wife is from Galicia and we visit there every year was a bonus. I think its a great hotel for a night out or a function also if you have kids the play area looked fantastic but overall for us as a quiet getaway weekend it lost a few marks.
10.0 Excellent
Pros: The staff - Emma is a standout. She is the kind of person you want to be greeted by and looked after when you’re on holiday. The rest of the staff were all very helpful and pleasant. Beautiful room, great restaurant, delicious food. Thank you all at Ffolkes Inn. Wish we could have stayed longer

6.0 Good
Pros: Dinner was very nice.
Cons: A small standard room for £140 which didn't include breakfast which we thought was expensive and poor for the month of December. We have since established that had we booked with Briafields direct breakfast was included at the same rate
9.6 Excellent
Pros: The staff are incredibly friendly and the whole place has a wonderful atmosphere. The food is great and the rooms are very comfortable.
Cons: The only thing I would've preferred was for breakfast to be included in the price.

10.0 Excellent
Pros: We absolutely loved the hotel and restaurant, the food was exceptional. We stayed in room 25 which was beautiful
Cons: We stayed in room 25 which was beautiful. but unfortunately the bed was awful. My partner and I got very little sleep as the bed was so hard, we actually checked to see if there was a mattress on the bed, it was like sleeping on a floor. I’ve since got a sore shoulder and my partner has a painful neck as a result. Such a shame as everything else was top notch
10.0 Excellent

10.0 Excellent
Pros: Bed really comfy, bath and shower were good. Nice large room, great pub and staff. Breakfast also good
5.4 Okay
Pros: Location is fabulous in a beautiful village. Food very good. Owner was very kind and chatty as were the breakfast staff.
Cons: Some abrupt bar staff, cleanliness was terrible, lack of organisation, ran out of most things or just didn't have them. No information folder in room, beer garden a mess, no cleaning in room during stay, top up of tea, coffee, clean mugs or anything.
7.1 Good
Pros: Location was great, the staff were friendly and the food was great. Was also very quiet. Breakfast whilst soulless was actually was well catered.
Cons: The building decor was stark, the building was in need of love and the rooms were bare essentials. However the bathrooms were clean and had everything you'd need. Breakfast was also a quiet soulless affair without a person in sight.
10.0 Excellent
Pros: Excellent breakfast. Staff welcoming and friendly and nothing was too much trouble
7.0 Good
Pros: Old fashioned rooms above a pub! Great staff!
Cons: Cleaning round sink in bathroom could do with attention!
7.0 Good
Pros: The bedroom was very comfortable with separate en suite. The bed very comfortable. The bar downstairs featured a very warm wood burning stove which was very welcome given Storm David was raging outside. Food and beer very good, good choice of draught ales and nice pizzas. Try the Ostrich beer if you like something different. Great location in a lovely village with short walks to the castle and the Priory although the latter was closed at the time of my visit. Breakfast excellent and cooked to order but only after 9.00am ( no worries for tourists).
Cons: The heating in the bedroom could have been moderated better, going from none at 5.00pm to very hot for the rest of the evening. The windows could do with some tlc, as they were quite draughty, not helped by storm David.
5.8 Okay
Pros: Friendly staff
Cons: Room not ready Beakfast served late
1.0 Poor
Cons: fire alarm went off at about 10.45 pm at night. No staff available to talk to or anyone else on site. No other guests. Alarm continued to go off until about 10 am the next morning (as advised by the pub). We chose to leave at about 11.15 pm and had to drive home.

8.0 Excellent
Pros: Very clean, comfortable room. Staff were lovely very friendly and the breakfast and evening meal were excellent.
Cons: Only downfall was buses run off tea time and taxis are very hard to come by. It's a little out the way so you do need your car which was a little negative for us as we like to try a few bars/restaurants rather than stick to hotel. However breakfast and evening meal were very good all home cooked.

7.3 Good
Pros: The food was excellent. The staff were very friendly and helpful. The room was nice and warm. There was plenty of hot water.
7.3 Good
Pros: The staff were very friendly and welcoming and the room was clean and comfortable. I was working nearby, and was an excellent location for Kings lynn and Norfolk countryside. The food in the bar was very reasonably priced and I would certainly recommend the carvery (Tues-Fri). There was no 3 network in the Crown (but this was a problem in all of Gayton) so the free Wi-Fi was most appreciated. I would recommend The Crown.
Cons: There was an obvious plumbing problem (probably down to the age of the building) which meant the shower, sink and toilet made some loud noises, however this wasn't a real problem.

10.0 Excellent
Pros: Annette and Gill are super-hospitable hosts. Nothing is too much trouble. From advice on where to visit/eat (or you can bring in your own food to eat in the dining room) to providing additional Redbush tea and fresh milk. This was our second stay with them and we particularly appreciated having the room with a bath. It was soooo good to relax in the bath after a day out bird watching at Snettisham and Titchwell. And the birds didn't disappoint either!
Cons: I really can't think of anything!

The recently refurbished town centre is just two minute walk from the hotel with varied shops, new and traditional. This combined with the rich history of an ancient naval and market town make this an enjoyable place to visit. As for entertainment, The Corn Exchange Theatre is situated nearby as is the historic Guildhall. The recently refurbished Majestic Cinema is just five minute walk from the hotel. King's Lynn itself has much of historical interest to explore, while most visitors return to enjoy the nearby stunning countryside, including the west Norfolk coastline.
