I was really excited to stay here. Upon arrival, the location of the hotel was perfect! I go in to check in, there is no one in the lobby and I literally stood at the desk for 8 minutes before being helped. Finally a girl comes around and says she didn't see me; not a problem, she gets me in and up to the room we go. Once we enter you are literally right on the boardwalk, great view! We drop the bags and go out to dinner reservations we had as we were in a rush didn't even look at the room. Once we get back I notice while getting ready for bed there is black mold everywhere lining the room. We go to close the blinds for bed and literally 100+ nats coming flying out. I called the front desk immediately, he literally said "can I call you right back", and 2 minutes later I have a housekeeper I would assume in my room with a can of Raid! She couldn't even believe how many there were! On top of that, a dirty rag came from under the blinds. Something that was obviously missed. I told the housekeeper that I was not sleeping in a room with this many bugs and certainly not after spraying Raid. She leaves and I get a call " do you want to switch rooms" I responded yes, I am told to come down and they will give me new keys. I get to the desk, there is NO apology which is honestly what makes me so mad about this experience. I get to the new room, and the keys they just gave me- don't work. I go back down, and she re-keys and sends me on my way. Again, no apology it's 11:30 at night and I'm ready for bed. I'm now bothered to the point where it's hard to sleep. The most annoying part is had I gotten the room they switched me to, to start with we wouldnt of had a problem as this room was exactly the same but actually CLEAN. I'd like to say this seems like a nice play to stay and we just had bad luck with the room, however the behavior from the staff really bothered me. If management would like to reach out, I have plenty of pictures and videos of the first room. Room 503 definetly needs some work.
Excellent and accommodating staff, Nice room with a comfortable bed, balcony and beautiful view of the boardwalk and ocean, very reasonable rate. Most of the hotel's facilities were closed, due to the off-season.
The room was very nice and clean. The wifi was absolutely terrible. The outlets where in weird places.
Upon check in, we were greeted by friendly staff, and given an upgrade to a larger room. The room was nice, very appropriate for a beach vacation. The location was perfect, close enough to walk to pier(about 15 min), but also far enough away from the massive pier crowds. We got $10 coupons (one for each day we were there) for the restaurant attached to the hotel, which was fabulous! We did have an issue that was promptly resolved with staff, and management went out of their way to accommodate us. This in no way is the fault of the hotel, but be aware that since this hotel is located next to the beach there may be extra crowds, traffic. We had a car alarm going off several times throughout the stay. This, of course, goes along with the atmosphere of Ocean City.
We went to the beach on a whim. We found this hotel reasonably priced on Kayak. It turned out great. Room was great - right on the boardwalk. Staff was excellent. We had a great time. Nothing... everything was good.
Staff was very hospitable and pleasant. The location on the boardwalk was very convenient to all attractions. Lovely oceanfront view, the balcony glass doors were clean and clear, definitely maintained. This cannot be said for some of the other boardwalk hotels. Nice "Bath & Body works" brand toiletries. A bit dated, spots in carpet and dim bathroom, but this did not affect our stay. If we stayed during peak season and paid the rack rate, would expect a more up to date facility.
Clean and reasonably priced
This hotel had everything you could needed; coffee shop, clothing store, bar, spa, waterfront access. The room was spacious and clean. I am under 21 and needed to get my parents to fill out a paper and provide a credit card, which is something I didn't find out until I went to check in. That was a huge hassle. But the people at the front desk let us check in before we provided the papers which was kind. Also they have a few 15 minutes spaces in front of the hotel and their towing staff just sits there with timers waiting for yours to go off. I think that's rude considering we're paying guests and checking in shouldn't take 15 minutes so if it does, it's probably the hotels fault.
Location The room was dated, fairly clean but the age of the room made it feel less comfortable
Staff was very friendly and helpful. We arrived at the hotel about 6 hours before the actual check in time(4:00) because we wanted to go to the beach. Staff was able to have our room ready by 1:00 which was awesome and we were totally not expecting it. Ocean view from our room was beautiful and we had a side room too! We have a room with 2 queen size bed and the room was pretty large with a nice balcony. Beds were not very comfortable and anytime I moved it was extremely loud. I felt like I couldn't turn from side to side without waking up the other person in the bed next to me. Bathroom was tiny, but honestly it did the job and was clean. Room walls are pretty thin that u can hear the room next door a lot. Especially when they would open or close their room door.
Location right on the Boardwalk. Room was not cleaned well and didn't smell so good. Left the room for not even an hour in the morning, put the do not disturb sign on the door and the maid entered the room anyway. All she did was put out her tip envelope. My first tip, listen to your customer.
Location is good. Wallpaper peeling off of walls in several areas of the room and bathroom. No fan in bathroom . A/C was extremely loud, kept us awake. No supplies in kitchenette (detergent, cloths, towels). No receipt was given when asked for.
We loved the balcony and oceanfront view. The pool and pool bar are awesome and staff very friendly. Room was clean. Decor is outdated but I cant hold that against them. Staff is friendly. The hotel is smoke-free but they provide smoking areas with seating and ashtrays just outside the doors which is nice for us smoke-when-we-drink types. Location is great except its near the end of the boardwalk so walking with kids towards the Jolly Rancher rides and other boardwalk attractions is a huge hike. Kids were looking forward to the big chess set in the activity room and me and my sister were thrilled about having access to the gym. Both need serious renovations. The chess set pieces are broken and dirty and the gym is tiny and not well equipped. The machines are circa 1980 with some rust. The water cooler tray was slimy. The candy the kids won in the arcade was stale and nasty. They provided shampoo but no conditioner. We were annoyed when we needed more coffee and were told to come to the front desk to get it instead of someone delivering it to the room. We paid a little too much to be retrieving our own staples.
liked the view. liked the location around 22nd st. The bed was the worst. Both beds were bad. The shower was too small for two, tub was too small for two.
Room had great view. Stay was unremarkable. They own an entire parking garage across the street. Short staffed at front desk. Pushy cleaning people on checkout day.
This hotel was right on the boardwalk and in the middle of the everything which is what we were looking for. The hotel is 100% smoke free so you can't even smoke on the balcony and you sign a paper saying they'll charge you $150 if you smoke.
The location was great enjoyed our breakfast at the restaurant on the 6th floor. We sat out on the patio. You can not beat the view. We were in the 9th floor. The balcony arent private and if your neighbor is skinny enough or a child they can waltz right over. The towels were dirty. There was still make up on the one and the same brown spot on all of the towels. Our room it's self was pretty clean despite what other reviews might say.
Room had an excellent view. Kid friendly spacious rooms. Bathrooms were small but were useable.
Convenient and restaurants down stairs
We had an ocean view and it was lovely. The jacuzzi in our suite did not live up to our expectations.
The suite was beautiful and ocean front the sound of the ocean and the view was beautiful. close to restaurants and shopping. The staff was very helpful and friendly. the suite was very clean and modern. just the mattress was a little firm for my back, but everything was great.
The hotel is one of the only comfortable places to stay in Ocean City..most hotels are old and uncomfortable! They did not vaccuum the floor and the Boardwalk stops only a few blocks before reaching the hotel...it would be nice if they build the boardwalk further!!!
A great hotel if you have kids with you. Indoor pool, exterior pool, beach / seaside, very close to everything within Ocean City and close to Assateague Island.
The king suite that we stayed in was great! Plenty of room and worth the price. We were also very close to seacrets, the beach and the bus stops. Convenient location! When I first booked, I asked about early check in. The staff member said she would put a note with the reservation and to call on the way down to see if anything was available. I wish she would've just told me that it probably wouldn't happen, as when I called, there was no chance. They were still nice enough to give us a parking pass so we could park there and explore while waiting for check in time. Also, I would not recommend staying with children because most of the hotel guests were younger and partying.
The price sold me on the place, also having breakfast and great coffee in the mornings... Rooms were big and roomy also...employees were very nice..I would go back and tell my family and friends about this.. Thank you From Laura
There was a lot to do near the hotel. Great eateries and bars. Ocean one block away and the bay one block away from the hotel. didn't have a great view from our room. True Value next door and our view was their storage area and parking lot.
The staff was very friendly The bathrrom had mold in it. I didn't notice it until the next morning when I was getting in the shower. I told the manager when I was checking out. She made a note about it but I don't know where it went from there.
Great location Some staff wasn't the friendliest. I wasn't able to add the stay to my rewards account to get points. Breakfast vouchers were not applied to Bill. Just felt a rushed irritating experience. Will consider somewhere else next time
Convenient A little noisy.
The bed was comfortable. There was coffee in the room. The ad is very misleading. I thought I wS getting an Ocean Front room, but, when I got to my room, my "view" was of the alley and the air conditioning equipment from the restaurant next door. I overlooked the trash receptacles too. The room was right next to the elevator too! So, the noise from all the equipment and the elevator was a bit much. If I had not driven so far that day, I would have left, but I was too tired. Iice was on a totally different floor, the chair in the room was comfortable, but you could not open the door to the balcony without having to move it-EACH TIME. I use Kayak a lot and this was one of several disappointments in recent stays. It may be time to switch.
Small room and bathroom
Nice quiet friendly service hotel modern and well kept. Great value for what you get.
Very clean staff very friendly excellent place to stay with a great location
Two king beds! Great for large families with small children!
Proximity to bars and restaurants and ample parking. Very nice balconies and view of bay. Rooms smelled .old small toilets and furniture . The rooms by elavator have to hear it all night when people get on and off.
It was a typical hotel room. Nothing great but I didn't have any complaints. I would stay there again. It was just fine.
Central Location, close to fager's island It was a dump. Doors wouldnt lock properly, balconies full of people smoking weed, front desk staff that was a mess.
Rooms were clean and prices were good compress to many other hotels. NA
over all comfort and cleanliness didnt like all the noise from low rider weekend
The location, the price, the staff were very friendly and very helpful. They need to update their beds. Bed was old and too low. I'm not use to sleeping on a soft bed so I guess this was my problem not theirs.
Friendly staff, very clean rooms, the birds that say hello are awesome they key cards stop working when you put them near your cell phone or wallet so i didn't know where to keep them... in two days i had two dead keys. It wasn't the end of the world since i dont have kids but if i did the whole act of waiting 4-5 mins again for an elevator (yes it does take that long) and going back downstairs would be painful.
They had a cool layout inside with exotic birds and a restaurant. Told us it was a corner room but it wasn't.
The location cannot be beat. The hotel is dated and in need of a face lift.
Good value for the money...we have stayed at many places in OC but this place is great for the family. We now always stay here.
Had a very good time here. The place shows some age, but was very clean. Would definitely stay there again.
Larger outdoor pool, close to boardwalk but far away enough for quietness. Umbrellas/lounge chairs to rent at the beach. Full kitchen in rooms. Rooms weren't cleaned well. Small bathroom towels. Beds weren't comfortable.
Nice size room Didn't like having to go outside to get to our room, couch was broken down. Could use remodeling
I liked the pools and hot tub. Elevators closed too fast.
Loved the ocean view, proximity to beach. Staff was very accommodating. No bathroom exhaust. Furniture functional but dated.
Beachfront balcony was okay Minute we walked in the poor atmospere, dark, reception was poor. We were on second floor behind outside bar which was very noisy. Carpet in hallways stained and dirty. We would not recommend to anyone else.
Location to beach, balcony, and kitchen SMALL NOT SO COMFORTABLE BEDS, DIRTY ELEVATORS
I liked the spacious rooms and the fact that it was directly on the beach. I was also pleased with the 1-1/2 baths and the full kitchenette area. The only downside is the parking if you have more than one car. The hotel can only accommodate one car per hotel.
The beachfront location and ocean view room were great. We found the kitchenette with larger refrigerator were helpful.Staff was friendly. At first glance, the room was clean. The longer we were in there we noticed hair behind the bathroom doors, toothpaste on the mirror and ceiling tiles over the tub not seated. Main room was clean, dust ruffles in disarray. Remote lost beside bed.
Location was nice, good view from a side room. No

The rooms were big , great pool Needs some touch - ups. Our room had a hole in the wall, kitchen equipment was extremely dated and room smelled horrible.
The view was nice and the location was great! The ice maker did not work in the room. The ice machine was located on the 1st floor (and we were on the 4th). I called maintenance about the fridge's ice maker...never responded.
Location and beach view The air conditioning system ran very loud when it ran
Two pools Staff weren't overly friendly. Hotel was older, but still clean. Far from broadwalk.
Nothing Multiple health code and safety violations.
Great location and amenities Kitchen and bathrooms were clean but appliances and fixtures are showing there age. Told by staff that renovations are coming in 2017.

Happy hour beach bar and especially the band Difficult to get. Elevator at busy part of weekend
Location, short walk to the beach Room 316 was awful. Overlooked leaking hvac system. Looked out the window to a view of a roof with empty beer cans and cigarette butts. Room was dirty found dirty plates and utensils throw behind the couch.
It's very bad hotel.carpets not clean and aisles are not clean either. Its Abad hotel I will not coming a gain
The room was spacious with a legitimate 4 star feel for a beach resort property. Friendly and accommodating staff. Everything in the room worked fine. A special plus are the multiple food venues onsite; snack shop, cafe/sports bar and fine dining. It's any easy choice for on and off season.
Buffet was great and the staff were attentive . Second year in a row for a winter valentines day get away . Nice to have a good seafood buffet onsite in the wintertime
location to the shore, great staff. very inexpensive for the demographic and time of the year (New Year's Eve). Dining room staff is very, very good at attending customers. very dated. The Moen shower head needs replacing, carpeting is very old--worn out and dark in high traffic areas. Actual positioning of the building is not great-facing north/south..staring at adjacent hotels vs. an in-line view of the ocean. Can smell a strong odor of smoke in the hallway (had to change room once).
Great location, staff was friendly, good parking No fridge, no microwave, very small tv
Location is right on boardwalk. Cross the boardwalk and you are on the beach! Love the rocking chairs on the porch! The staff was great too! Must try the stuffed french toast! The mattresses were very lumpy and noisy. Nice ocean view but no balcony.
Location, ac in room Staff at desk could have been more welcoming
Needs updated desperately!!!
Location - being across the boardwalk from the beach was a huge plus. Very clean hotel with a friendly staff. The ocean view was perfect & the rooms AC kept us nice and cool. Rocking chairs on the porch is a perfect pre-dinner hang out. Would absolutely come here again. Perfect getaway from the "corporate chain" feel. Creepy lady bartender who was only interested in pushing the hotels restaurant.
On the beach and clean and orderly with great ocean front rooms and kitchenettes as an option. Restaurant food is okay. Coffee and meals suffer from lack of refined flavor and enthusiasm. But, still a good value for getting a place on the beach with nice rooms.
The staff was very friendly. Our suite was very clean and comfortable. I'd definitely recommend to friends travelling to Ocean City.
The bed was rock hard
Our room was very spacious and clean. Staff was super nice. Great location! Only complaint was that the coffee at the convenience store was super old and gross looking. Other than that this was a great value!
Tempur pedic mattress! Kitchen in the room, with dishwasher! Very convenient and open pool area Friendly bartenders Oceanfront (sort of) Pricing Supermarket, coffee shop, bar, and restaurant all within walking distance Somewhat deceptive ocean front. The hotel has a massive indoor pool/lounge area. Many of the rooms overlook this area, not the outside or the beach. However this wasn't a totally bad thing since it was pretty cool and windy outside, being Memorial Day weekend.
What isn't to like? A good restaurant. Bars by the beach, pool, and comedy club. A wonderful seafood buffet. Indoor pool if it nasty outside complete with a small arcade. Plenty for the kids to do. Nothing . I love the place. Something about it makes you feel like a king. I plan on returning.
Clean Rooms, Excellent helpful staff. Perfect for a quick getaway or an extended stay. Highly recommend the Ocean View, with no boardwalk it is quite peaceful. nothing
Great location - looking out from the room's balcony, you can see that the end of the boardwalk is only a block away. Great view of the beach/ocean. Room was EXACTLY like the picture, very clean and spacious. The entire staff was very friendly and helpful. I would definitely come back and recommend this hotel to others. Never was I disappointed or let down by anything; it's was really the opposite, I kept being pleasantly surprised.
Very nice room, friendly housekeeping Poor front desk staff, room over an hour late to be ready (4:15p for a 3p check-in)
Good location After checking in we dropped our luggage at the room and went to the beach for an hour and a half .returned to the room to find our carpet next to the bed soaked . I go to the front desk to let them know to find out that they don't have anothere room to put us in and they would send maintenance up to check on the ac unit. We waited to get dressed for dinner until the maintenance man came and all he did was remove the water with a shop vac and said he would let the desk know what was going on and that's all they could do. I followed up with the desk and the supervisor on duty said there is nothing they could do. I asked for the manger and was told he was in a meeting and not available. So my floor was soaked my entire stay at the dunes and the staff basically said deal with it. I paid way too much money to just deal with. I would not recommend staying there again. Poor management and an inconvenience when you only have a few vacation days Also they placed me in a handicap equipped room . They made me feel as though I was being punished for booking on the Web
beachfront view Climbing down 10 flights of stairs at 6am in morning after being jolted out of bed, with the emergency warning. And waiting over 1 hour outside and in the lobby, and finally walking back 10 flights to gset back in our room. My wife suffered some problems on the stairs
Great view Great porch Great beach access Pool area needed supervision No bell hops Free coffee should stay til 9 Bar food was very average
The fitness center was lacking. Would have like there to be a sauna and steam room.
Very clean, great location, friendly staff Seems to be geared toward a more mature crowd, but this may be due to the time of year.
Beautiful property and courteous, attentive staff. No Internet and room service in the adjoining property. That wasn't disclosed at check in or in the in-room instructions.
The view and location, staff was good Bed small
beachfront was perfect every room has balcony overlooking the beach, and only one block from the end of the boardwalk. got a room with two beds and I am used to a king size so it seemed small to me. that's just my preference
Access to beach and boardwalk a plus Did not receive maid service, sheets were dirty/stained, sand throughout sheets, no beach/ocean view from first floor. Parking limited. Suites not located in hotel, building across street. Love the hotel, but won't stay in suites again. Expected more from Dunes Manor
We had to make a hotel choice on the fly that was fairly inexpensive. We got what we paid for. The rooms are dated, bathrooms are small and everything is just old. At one point my flip flop stuck to the carpet in the room. The location is good if you want to be close to the action of the downtown boardwalk scene and I did enjoy the front porch with rocking chairs for people watching and being able to see the ocean. I would not stay there again and would not recommend to anyone other then possibly college kids who are there for nothing other then getting blitzed.
Closeness to the beach Facility was filthy, power in the room kept going out, air conditioner was broken, only one lock on the door.
Our stay would've been a little more enjoyable had management corrected some issues we had with our stay. The room above us did not put there shower curtain in the tub while showering so it leaked into our bathroom creating huge water marks in the ceiling. The tub got disgusting with orange stains due to this. I did not want to shower in that tub, thankfully we were only there for 2 nights & I had already showered the night before. The toilet chain broke during our stay so that had to be fixed asap, since I'm pregnant I am frequent to the bathroom. The staff did fix that in a timely fashion. I had asked for a different room due to all our issues but hotel was booked. I was not offered any solutions to make me happy. This was the first & last time I will be staying here. Location was great, rooms for the price were disappointing. Toilet chain broke during our stay, huge leak from the ceiling due to tenants above us which caused an orange residue in our tub, curtains on the one double bed side were not working... Seems someone just rigged it up. Parking was awful. Had to walk 2 1/2 blocks back to room.
Location was great, right on the boardwalk. Staff were friendly and helpful. It was OK, not impressive nor disappointing. Decent value for the money paid.
Can't be closer to the beach and boardwalk. Great location right in the middle of it, but even an oceanview room wasn't too loud at night. Watch out with other hotels that you aren't on top of a bar or something; this is on top of a quiet sunglasses store. Great for a weekend getaway. Some popcorn under the bed; rooms are small, but not bad for what it is. I wish the price were a little lower, but it is a beachfront hotel in a major tourist trap. What else can you expect?
On the boardwalk I never understood reviews complaining about staff until I experienced this place. A male employee keyed into my room unannounced (while I was undressed on top of it) I screamed n he left. Now I don't know what his intentions were, there was no "knock, knock housekeeping?" So was he going to steal from us? Maybe. Idk. So I left my number with a young lady for the manager. because the manager wasn't there and wouldn't be for another 3 hours and we were checking out. Then that guy who keyed into my room started calling me and harassing me. Creepy ! Place is dirty also so stay somewhere else!
location VERY old, rundown, dirty. EVERYTHING was outdated and junky and a lot of things were broken/breaking. The pool was FILTHY. There was about an inch of sand in the water. Parking was terrible. This hotel was very expensive for what you got--or didn't get. Only one of the staff members was happy, friendly and helpful all week.
Love the location and the rocking chairs out front. All electric things were not plugged in. No shower curtain. Walls very thin, Our neighbor boys partied all night long with LOTS of extra people in the room.
Being right on the boardwalk is really the way to go. This hotel is in a great spot, somewhere mid-boardwalk. Although we didn't really take advantage of it, there is a front porch seating that never became overly occupied. The rooms were just a bit small and the beds were okay at best. Honestly though, being at the beach, the comfort level of the hotel is the last thing on my mind. The location is really all that mattered.
My boyfriend and I went for our first vacation together. It was a pretty good deal for location. Most of the staff was friendly but other guest were rude. It was very noisy until late at night. If it was not for the air conditioner we would not have feel sleep. The room was also very small but since we spent most of our time at the beach it was manageable
Location to beach. late check in.
Comfortable rooms, nice location, very friendly and outgoing staff. Rooms not as updated as advertised, but still served purpose of overnight stay.
The jacuzzi was amazing and the location was great! Also had a very cozy room with a large queen bed. Can't complain about a single thing, this place was awesome, would love to go back.
Clean comfy rooms. Friendly staff. Great location on the boardwalk and close to lots of attractions. Maid didn't vacuum one day, no big deal
The Location was great. its about 5 blocks from the end of the Boardwalk Tram ride. The Beach isn't over crowded, at any time you can find a spot you wanted near bye on the Beach. Happy Jacks Pancake house is just behind the Hotel across the street for Breakfast. Even if you don't get a room right over the Boardwalk, you could easily see the Ocean and the Bayside from our room. Parking garage connected to the hotel, plus an employee stationed outside at entry between parking structure and Hotel entry. 2 blocks behind us and over to 26th street you can rent scooters or Fun 2 seat scooter buggies. They were lots of fun. Blah! Blah! at the Boardwalk. House keeping staff was super kind and friendly. I didn't like that we had to finally go home at some point. Lol
I liked the location and overall the room was nice. I was disappointed in the fact that the hotel uses the term kitchenette when there is nothing to cook with except a toaster. Very misleading and when you get down to it, it is false advertisement. It was a counter with a sink and empty cupboards.
Had read some so-so reviews on this property. We had nothing but a great experience. Our room looked like it had recently been updated; very clean, new paint, carpeting, etc. Loved the location on the boardwalk and beach. We would gladly stay here again.
We had car trouble and the hotel staff was instrumental in us getting our vehicle up and running...The owners were soo gracious and willing to help us in any way they could....thanks again.I will go there everytime I go to OC. no everything was great.
Location was great. Men at the desk were very friendly and accomodating. The air conditioning unit was leaking on the rug (staff made aware). The light next to sleeper cushion was missing tab to turn the light on (staff made are).
I choose the hotel because it offered a suite. Was in Ocean City for a wedding and the separate bedroom and living room was particularly nice when family visited. It was great that the hotel loaned chairs and towels plus things for kids. Hotels was very close to the beach, shopping, and restaurants. Mini kitchen was well stocked so we could easily enjoy left overs or prepare meals to save money.
Nothing. The rooms were filthy. They stuck us right next to the elevator so you could here everyone coming & going. The balcony doors didn't shut properly & the bathroom door didn't shut at all. Not worth $200.00.
the staff was very pleasant and helpful
The staff was most gracious and helpful, and that alone made our stay quite pleasant. And the two-room suite arrangement was very nice. The indoor pool was a big hit, and the covered parking area also was very nice. The elevator was a little slow, even though the hotel was not full because it was just after Labor Day, but everything else was just fine.
The room was much more than we expected. Very nice. N/A
