Valley Farmhouse B&B is a Grade II building in 4 acres of grounds in rural Westhall, 10 miles from Southwold and Dunwich. It offers accommodation with free WiFi and equestrian facilities upon request. The timbered room at Valley Farmhouse B&B all feature an en suite bathroom with free toiletries, and a flat-screen TV with DVD player. Each room has its own private dining room and the Tudor suite has its own wood burner. One of the rooms has a fully-equipped kitchen. Rurally situated and yet only 6 miles off the A12 motorway, the property is set on a main cycle route with glorious rural walking paths on the door step.

Pros: Where do we start!? The perfect location. What an amazing host. Phillip thank you so much for making our weekend getaway so truly memorable. The little touches were fantastic. Our room was exquisite and the wonderfully cooked breakfast in the morning kept us going all day. This is one place we will definitely be coming back to visit. A glorious piece of Suffolk. Thank you so very much again.

Pros: Beautiful location on a very peaceful farm which a short drive from Southwold, Walberswick etc. We were in the Tudor Suite which comprised of a large living room with wood burning stove and very comfortable sofa ( a wonderful breakfast made with eggs from their own chickens is served to you there in the morning ) and upstairs a magnificent bedroom with a super comfortable 4 poster bed and a roll top bath in the fireplace complete with Epsom salts. Philip the owner was very friendly and welcoming, lots of additional extras were left out for us and nothing too much trouble, would definitely stay again and have recommended to all our friends already

Pros: Quirky and interesting property which was cosy and full of lovely touches such as chocolates on the bed and lots of lovely toiletries to use. Breakfast set us up for the day and was served promptly and included everything anyone could want. Thank you for a lovely stay

Pros: a hidden gem of a place with lots of thoughtful added extras to welcome the guest. We'd read the reports of the excellent breakfast and we're not disappointed - all locally sourced and cooked to perfection. Next time we will have to check out the gardens. We were even shown the other "vertical" accommodation and will look to book this next time to vary the experience.

Pros: We had a lovely stay at the Sutherland House. Incredibly relaxing and welcoming. The location is fantastic and breakfast delicious.
Cons: I’d recommend perhaps upcoming a couple of the fixtures in the bathroom, as a few items felt a little bit tired and worn. But other than that, it’s fantastic.

Pros: Beautiful, comfortable & spacious Duke of York Bedroom in Sutherland House. The staff were very friendly and helpful. Breakfast was delicious. The location being on the high street and nearby to Latitude festival we were attending was fantastic (really lovely little town). Thank you very much

Pros: The hotel is lovely and service in reception was first class. Our room which was a garden room, was lovely too. The bottle of gin to take away was a bonus we were not expecting. We will drink it to remind us of our stay!
Cons: We ate in the hotel restaurant in the evening. The food was really good- we both enjoyed it all. I did feel however that the ambience wasn’t quite right. For such a lovely hotel the restaurant seems a bit too informal and didn’t quite match the rest of the hotel or indeed the food and wine we ate and drank. I would recommend it for the food but for a “special “ meal - which I believe any meal in a lovely setting should be- it lacked a level of style I would have expected.

Pros: The staff were bright and bubbly and nothing seemed too much trouble.The room had enjoyable views with one side looking over the heath and the other to the sea.This room also had a large bath that was a centre attraction also including crisp white bed linen and towels. To complete our stay the breakfast was superb beautifully cooked and very generous portions that set you up for the day!
Cons: Beware of the banister to the bedroom because it needs urgent attention -it is not safe -some of the spindles are joined in two half’s and will break very easily - they are of no support and an accident awaiting to happen. Very poor workmanship and would fail health and safety regulations. And a minor observation is the bedroom door lock has not been fitted professionally so is difficult to open.

Pros: When we arrived at the Sail Loft we managed to park with ease. We were then checked in by friendly staff and settled in our lovely room. The room was clean, comfortable and have a wonderful view over the beach. We had breakfast and an evening meal at the Sail Loft and both were fabulous. The hotel is a short walk from the town, but only around 15 minutes at a steady pace and means that the hotel has a very relaxed feel away from the hustle and bustle. We would definitely love to come back and stay at the Sail Loft again.

Pros: Breakfast was good with excellent table service. Our superior room was very comfortable with super king bed, lots of pillows, and the bathroom was really well appointed with rolltop bath, separate large shower and twin basins.
Cons: The range of fresh fruit available could have been wider, just grapefruit or orange. It would have been nice to have had maybe blueberry and/or mango, even apple or pear say as an additional option.

Pros: Location was great, room very comfortable and little gestures like beer, crisps and bathrobes (all Adnams) in the room We ate in the restaurant and the food and service was great..... if you don’t have a massive appetite I would suggest skip the starter and go straight to the main.... if we go there again I am going for two starts it would work for me as the choice was good All in all a lovely time
Cons: Room 5 backs into the car park which is ok, but it is also very close the the ‘work’ entrance for the hotel so lots of noise with crates being wheeled in or out and bottles being disposed of quite early in the morning. Would definitely stay again but probs ask for a different room.

Cons: There could be a lot of early morning noise caused by deliveries. We would have preferred a walk in shower rather than a shower over a bath. There was a spring poking from the mattress but it was ok when turned over but it should be replaced.

Pros: The room was warm and the water to the room was hot, which is a big thing for us as my partner has joint issues that are helped by both of these. We ate in the restaurant on both evenings, and had breakfast on both mornings, and the food was of good quality. Close enough to Southwold town centre for us to consider a viable walk
Cons: The downstairs area was newly decorated, and nicely done ; the room, although not any worse than anywhere we have stayed before, could do with a bit of "refreshing" ... just odd bits of stuff like mould on the mastic to the bath and sink that were a bit off-putting, but again, I've seen worse in a Premier Inn ! The road into the car park was quite pot-holed too, but I think it is a shared access, so maybe this is the issue

Pros: The staff were friendly and professional. The room was well sized, well equipped and clean (the room had been recently refurbished). We had a very nice meal in the restaurant. The breakfast was good and had sufficient variation for a three night stay. We enjoyed a drink in the bar every evening...pleasant staff and a comfortable bar. My expectations were exceeded and I would recommend staying in this hotel.
Cons: The hotel is located outside of Southwold and the walk to Southwold got a bit tedious over the four day stay. However, I knew the location of this hotel before I booked and during the summer I can imagine that Southwold can get very busy and being located in Raydon may be an advantage during high season. The walk to Southwold is about 15-20 mins and is not arduous....but it’s not particularly interesting either! This is a minor point given all the positives about the hotel.

Pros: They suggested I have the recently refurbished small double room instead of a twin bedded room for the same cost. This room was lovely, well equipped and decorated but not over the top with a seaside theme. There was a nice balcony but I did not go out in it - this was the end of January! The breakfast was fine - great black pudding. I also ate there the previous night - good range of choices and felt comfortable eating there on my own.
Cons: A bit more information on checking in could have been useful - realised later I did not know the times for breakfast or access to the hotel's wifi. The walk to the sea from the hotel was a bit longer than I had imagined and after being to the pier I got a bit lost in Southwold - I did manage the round trip but as I had seen a bus stop near the hotel, it would have been good to have had information about the number of the bus and frequency of buses. Perhaps just a sheet with some basic information in the room would be useful to cover these minor points?

Pros: Very well decorated room ... modern decor, nice bright bedside lamps for reading, and a pleasant view out across the Edwardian balcony to the road. Both radiators ... room and the superb en-suite... got nice and hot when needed, and one of the room’s original windows unjammed to open ok. The breakfast was really good and the hot food ordered and served fine. Perhaps the breakfast room could benefit from background light music as a bit like a morgue at the start with few soft furnishings. The back of the hotel from where you enter it from the gravel car park is fairly shabby and the gravelled driveway was in part heavily and deeply pitted by craters. We had to ask for the WIFI password as apparently our room’s welcome pack had gone missing, and we also pointed out the tv remote needed new batteries. So only a few minor cons, and we would definitely stay here again.

Pros: The accommodation was excellent and exceeded our expectations.
Cons: The Valentine menu was a rip-off. £29.95 for two courses. Neither course would have sustained a small child given the miniscule portions served. We had to order cheese and biscuits to sustain ourselves and had to eat them in the lounge as we were encouraged to vacate our table in the restaurant!

Pros: We stayed on valentines night and had a very nice meal.
Cons: On arrival we were put in a room called "Curlew". We were told it was a superior Double ?? The bathroom was tiny and the shower had mildew; once again the toilet seat was disgusting (See photo attached). The last time we stayed we had the same issue in a different room and they changed the seat. It is just not good enough Westleton Crown; hygiene in today's climate is very important. That combined with a bed mattress which had collapsed on one side made for a sad story. My wife woke up with terrible back pain and we swapped sides. I was kept awake by the boiler starting up just outside our tiny window early in the morning. We both had a terrible nights sleep and basically it ruined our weekend away as my wife has had to go back to work in pain. We complained and had the usual apologies and a partial refund; but the damage was done

Pros: Food very good. The restaurant (garden room) was quite cold though and as soon as we had finished dinner, the lights were put up and we felt the need to take our cheeseboard to the bar area where it was a bit more relaxed.
Cons: Staff were mostly very young and a bit inexperienced at customer interaction. The restaurant needs to be more cosy - all wooden tables and chairs, no cushions. Car park was full and had to park on the road.

Pros: I have stayed here several times before. Cosy hotel in a great location....easy access to both town and pier/beach. Breakfast freshly cooked and plenty of choice. Double rooms can vary considerably in size at the Blyth but I had one with plenty of space this time around.
Cons: Taps on the bath were somewhat wobbly and needed tightening.

Pros: The room was warm and the water to the room was hot, which is a big thing for us as my partner has joint issues that are helped by both of these. We ate in the restaurant on both evenings, and had breakfast on both mornings, and the food was of good quality. Close enough to Southwold town centre for us to consider a viable walk
Cons: The downstairs area was newly decorated, and nicely done ; the room, although not any worse than anywhere we have stayed before, could do with a bit of "refreshing" ... just odd bits of stuff like mould on the mastic to the bath and sink that were a bit off-putting, but again, I've seen worse in a Premier Inn ! The road into the car park was quite pot-holed too, but I think it is a shared access, so maybe this is the issue

Pros: The staff were friendly and professional. The room was well sized, well equipped and clean (the room had been recently refurbished). We had a very nice meal in the restaurant. The breakfast was good and had sufficient variation for a three night stay. We enjoyed a drink in the bar every evening...pleasant staff and a comfortable bar. My expectations were exceeded and I would recommend staying in this hotel.
Cons: The hotel is located outside of Southwold and the walk to Southwold got a bit tedious over the four day stay. However, I knew the location of this hotel before I booked and during the summer I can imagine that Southwold can get very busy and being located in Raydon may be an advantage during high season. The walk to Southwold is about 15-20 mins and is not arduous....but it’s not particularly interesting either! This is a minor point given all the positives about the hotel.

Pros: Friendly hotel and lovely meal in the attractive restaurant. Slightly old-fashioned feel but comfortable beds and big bathrooms.
Cons: Access to all rooms up v steep, narrow stairs (16 steps). No lift or ground floor rooms. My elderly parents struggled a bit.

Pros: They suggested I have the recently refurbished small double room instead of a twin bedded room for the same cost. This room was lovely, well equipped and decorated but not over the top with a seaside theme. There was a nice balcony but I did not go out in it - this was the end of January! The breakfast was fine - great black pudding. I also ate there the previous night - good range of choices and felt comfortable eating there on my own.
Cons: A bit more information on checking in could have been useful - realised later I did not know the times for breakfast or access to the hotel's wifi. The walk to the sea from the hotel was a bit longer than I had imagined and after being to the pier I got a bit lost in Southwold - I did manage the round trip but as I had seen a bus stop near the hotel, it would have been good to have had information about the number of the bus and frequency of buses. Perhaps just a sheet with some basic information in the room would be useful to cover these minor points?

Cons: Our room was very basic tv not on wall no chair to sit in bathroom very old with no shower and very old window which let in a awful draft and very noise as above hotel entrance and smoking area.

Pros: Very well decorated room ... modern decor, nice bright bedside lamps for reading, and a pleasant view out across the Edwardian balcony to the road. Both radiators ... room and the superb en-suite... got nice and hot when needed, and one of the room’s original windows unjammed to open ok. The breakfast was really good and the hot food ordered and served fine. Perhaps the breakfast room could benefit from background light music as a bit like a morgue at the start with few soft furnishings. The back of the hotel from where you enter it from the gravel car park is fairly shabby and the gravelled driveway was in part heavily and deeply pitted by craters. We had to ask for the WIFI password as apparently our room’s welcome pack had gone missing, and we also pointed out the tv remote needed new batteries. So only a few minor cons, and we would definitely stay here again.

Pros: The accommodation was excellent and exceeded our expectations.
Cons: The Valentine menu was a rip-off. £29.95 for two courses. Neither course would have sustained a small child given the miniscule portions served. We had to order cheese and biscuits to sustain ourselves and had to eat them in the lounge as we were encouraged to vacate our table in the restaurant!

Pros: We stayed on valentines night and had a very nice meal.
Cons: On arrival we were put in a room called "Curlew". We were told it was a superior Double ?? The bathroom was tiny and the shower had mildew; once again the toilet seat was disgusting (See photo attached). The last time we stayed we had the same issue in a different room and they changed the seat. It is just not good enough Westleton Crown; hygiene in today's climate is very important. That combined with a bed mattress which had collapsed on one side made for a sad story. My wife woke up with terrible back pain and we swapped sides. I was kept awake by the boiler starting up just outside our tiny window early in the morning. We both had a terrible nights sleep and basically it ruined our weekend away as my wife has had to go back to work in pain. We complained and had the usual apologies and a partial refund; but the damage was done

Pros: Food very good. The restaurant (garden room) was quite cold though and as soon as we had finished dinner, the lights were put up and we felt the need to take our cheeseboard to the bar area where it was a bit more relaxed.
Cons: Staff were mostly very young and a bit inexperienced at customer interaction. The restaurant needs to be more cosy - all wooden tables and chairs, no cushions. Car park was full and had to park on the road.
