6.0 Good
Pros: The view, from the front of the Guest House, is spectacular: looking straight out to sea from on high! The room was very good for the price: double bed; sink; TV; tea & coffee facilities and an ensuite bathroom (shower & toilet). Not luxurious or amazing, but clean and comfortable.
Cons: Reception closes at 10pm - which meant that we were stuck at the desk trying to communicate with the 24hr helpline in India or somewhere, before the proprietor came down to check us in - even though the room was fully paid for, in advance! The room was cold at night - we slept with our coats over the duvet. The Breakfast was VERY basic - referred to as 'Continental' but was Tea/Coffee with toast and jam, plus a (cold) croissant. (I think there was a cereal option, but I don't use cows' milk) Adequate, but when compared to a Toby Inn (full English) Breakfast, for the same £5, not very impressive.
3.0 Mediocre
Pros: OK location which was convenient for public transport. Within walking distance of Southend town centre. Staff were as helpful as they could be within the limitations of the facilities.
Cons: When I arrived about 20:00, only a few minutes later than my anticipated time, I found that my Room was not prepared. There was no bedding whatsoever, nor a towel provided. The young lady on reception remedied this in about 30 minutes which was fine, as it quite possibly wasn't part of her duties. I was also informed that there was no breakfast option in the morning as the kitchen facilities were closed. However once in the room, I discovered a permanently dripping tap, and a curtain that was hanging loose from the curtain rail.

3.0 Mediocre
Pros: Really close to the theatre. Bed was comfortable. Room was warm during a big storm
Cons: Bathroom really needs looking at. Black mould spots in the grouting. A pound coin fell under the bed. I lifted it slightly to find it. Loads of tissues and other stuff under the bed. Didn't find the pound, so you can keep it.
10.0 Excellent
Pros: Very good bar and location to seafront very comfortable room, and facilities
6.0 Good
Pros: The view was amazing, the staff was nice and bar seemed quite cheap the bathroom was actually amazing me and my 6ft4 partner both fitted into the jacuzzi bath
Cons: The bed was very uncomfortable,, and the duvet was very thin. We stayed there during storm ciara and we had the advertisement flag type sign outside out window on the balcony and it was extremely noisy. The staff was lovely though and receptionist was very helpful I dark haired young lady
9.0 Excellent
Pros: The staff, their friendliness and helpfulness. Not far from the train station, just a short taxi ride. Location on the sea front is great.
Cons: We had to book in a hurry due to flight cancellations and changes to our departure airport. The staff were very helpful, even advising us about our train journey from London. Also, we arrived late and left early. They were very helpful to us with food on arrival and departure. The venue is on the sea front and, although it was dark n stormy, we could see it would be perfect to go walking on the promenade if you wanted.
6.0 Good
Pros: We previously stayed here 46 years ago on our wedding night so when road conditions were treacherous due to snow and we had tickets to see Katherine Ryan at the Cliffs Pavilion (which is within walking distance) we made a last minute reservation. Sadly the show was cancelled but as we had already paid for the hotel we stayed anyway. We got a free upgrade to a superior sea view room which was great. All the staff were really helpful and our evening meal and breakfast were both good. The decor however is somewhat dated and could do with some modernisation.
Cons: Unfortunately there was water on floor in the bathroom which we discovered was from a leak at the base of the sink tap. We put a towel there and that would have then been fine except the following morning when we wanted to have a bath we discovered that even though the plug had been taken out the night before the water was still in the bath!
8.0 Excellent
Pros: The staff are excellent, the rooms are spacious and comfortable with all the basic facilities required. Loved the stay.
Cons: The furniture in the lobby and public areas are a little run down, this gives an impression that the hotel is not as good as it is.

4.2 Okay
Pros: Nothing, the property we were to stay in, wasn’t the one advertised..it was on opposite side of the road, We were offered another room, but again was in poor state.... we was given a full refund there and then
Cons: The rooms offered were in a poor state, mould on walls, furniture dated and broken, blood stains on carpets, something splattered up walls, tiles of the wall in bathroom with a big hole, floor tiles lifted so could cause damage to feet once out of shower/bath

Cons: Good comfortable ensuit
8.0 Excellent
Pros: Quiet In Town and close to most things
Cons: nothing
6.0 Good
Pros: This is Budget with a capital "B". Although a bit shabby and old-fashioned, my room was comfortable and quiet. At £40 a night, I really can't criticise it too much! Fine for an inexpensive place to sleep. Breakfast is not included, but I was surprised and pleased to see tea and coffee available in my room.
Cons: The "adjustable-flow" shower head was stuck on one fitting, meaning just a narrow stream of water. The grouting around the tiling in the shower could do with a good scrub.
10.0 Excellent
Pros: The bed The bed was comfortable and we good night sleep Fresh air We had good fresh air at night Table The table good lot of space The staff The staff was polite and kind and chatted welcome us to guest house Sign in We got signed in check in Good destination Trains Sea front Walking distance little
Cons: The shower when you go in the shower it hot then cold when open the door it cold water cold shower The TV It was small because my partner can't see long distance and me same problem because she has eye problems eye sight The room It was to small because there was 2 beds made the room small and wasn't enough space People The noise of the people we got woken at 7.45am we like good sleep Door down stairs The door was hard put key in and came back
6.0 Good
Pros: Very polite staff

The lack of human contact restrictive when you really need assistance. Guys next door we battling with the door with no immediate here forthcoming
8.0 Excellent
Pros: Great location
Cons: N/A
1.0 Poor
Pros: Nothing.
Cons: First of all it was a nightmare finding the place, especially at night time. Then when I got into the room it was freezing cold and the heaters were not working. I had to use the hairdryer to get the room warm. There was no hot water. The tv remote was not working so I was unable to turn the tv on. Avoid this place at all costs.
