Service, breakfast and room were fantastic. The list of local places to eat was very useful. Location; Hastings & local areas in general were run down and full of litter. The area looked shabby, dated and in need of a few paint jobs, especially the sea-front.
A friendly, warm and beautifully decorated hotel. The breakfast was very good and the staff most helpful. The shower was a little hit and miss at times.
quiet location, comfortable room, good breakfast choice, value for money. i arrived after 8.00pm and there was no one to welcome me the key was left outside and i had to find my way to the room. If i had paid more then this would have been an issue but having stayed at more expensive accomodation and received worse service this is minor

Very nice B&B. We were upgraded to rm.2 with a four poster bed. Lovely room very tastfully decorated with little nic- nacs in the room which made it very homely unlike the hotel rooms you find within the large hotel groups.
Very clean rooms and bathroom. Wide selection for breakfast. Friendly, helpful management and staff. Room quite small. Although it was late June, weather was not good, so lack of heating meant room was chilly.
Room furnishings - average, comfort of bed mattress - poor, bed posters loose and rattled during the night as you turned over, power shower - poor, carpet throughout hotel - poorly stained, breakfast - average quality and service extremely poor quality and rude.

The room was clean and had a great shower. Unfortunately, we were told on a rrival (at a very dirty looking bar) that there would be a disco until 3am - with possibility of it spilling onto the street!! Right outside our room!! Was off putting. Fortunately, this never materialised. Hotel had clean rooms and bedlinen but would beenfit from some tlc!!! PAintwork neglected and looking very sorry!!! The area was a bit dodgy!!!

The relaxed atmosphere but if you go at the weekend be prepared for a very noisy late night Hotel ok but 2 out of 3 visits spread over 18 months to this hotel there was no breakfast due to no chef!! (this is not a complaint, just fact)
The room was spacious and the bathroom was ideal. The load music being played downstairs until 3.00am was most disturbing. If you want to sell rooms then don't have loud music, if you want to have to have the music then prospectif guest should be informed and allowed to make up their own monds wether to stay o0r not. Breakfast wasn't that brilliant either.
Hotel was dirty, room still had rice on bedside from previous people, very noisey until 3am with booming music so not able to sleep.

Be aware this is above a pub and there can be very loud music until the early morning. Also an alarm went off at 6am (for 20minutes) and no staff were around to reassure guests as to the situation. Staff was very unfriendly.

Very friendly staff. The room was in the basement, so quite dark. It was the room number that I booked, but I think that it should be made clear on the booking info that this is a basement room. If I had know, I would have booked a different room.

The receptionist was one of the nicest, most helpful people I've come across. She is a real asset to the hotel. The adjoining Indian restaurant was excellent. The bed was really uncomfortable.
the best part of my stay at the chatsworth was when i booked out. would not ever recommend anyone to stay there, maybe someone i really disliked. staff not informative at all, room not clean, shower room very poor, the room i stayed in had a continus rummble like a generator was running constantly, not very peaceful at all.
Staff Attention Only an Indian Restaurant in the Hotel.
Nothing at all the problem of car parking in the area was not dealt with by the Hotel except by a shrug of yhe shoulders - no box of change kept at Reception to help guests caught unawares by the problem. I spent half an hour driving around trying to find somewhere nearer than Rock a anore or the Shite Rock theatre to park. Had to get out of Hotel before 8 o clock to put ticket on car!!! At breakfast a plate of bacon and eggs was brought to me though I had not been asked if I wanted some or all of it. I eat a vegetarian diet and was not offered anything as an alternative. The "bath" towels were a joke size! The room was freezing on entry and the only means of heating a convector which could not really be left on at night as it just dried up the air. I wish I had paid the extra few pounds and gone to the Travel Lodge!
The price, and location. There was much noise eminating from somewhere on the ground floor. This was probably outside of the hotel and therefore not in it's control to do anything about. Closing doors of other rooms seem to echo throughout the floor.

Penthouse suite was great. very roomy, lovely view. All mod cons. Even had duke box in room and Goldfish in the coffee table. Well worth the money for a special weekend.

I had an amazing romantic stay at the Zanzibar. My room was fantastic, beautiful design features and with the facilities in the room it was like staying at a spa! The staff were really friendly and helpful and I will definately recommend staying to all my friends.
Location of the hotel, beach front views. We stayed in the manhatten, the fixtures and fittings seemed unfinished/poorly installed? Bathroom radiator missing, lights not working in wc (just lamps?) and at high level in lounge. You would exspect for the money the room to be immaculate.
Zanzibar Hotel is really such a unique and special find, from the luxurious themed rooms, to the very friendly staff, making our stay very relaxed and chilled. The shelf filled with DVDs and books to watch and read at your own comfort added a different dimension from those generic hotels.

Fantastic breakfast, in our room, with unspoilt seaview. 3% charge on deposit for a credit card payment. that should have been made clear before us giving payment details.
Staff was very friendly and service was good. This was not a hotel but a bed and breakfast. As such, the accommodations and general amenities were less than one might expect for a place presenting itself as a hotel. Also, when we placed our online reservation we were contacted the next day by the hotel telling us the room had been double booked. This was resolved when the other guest agreed to move to a more expensive room.

Clean. Welcoming. Relaxed. Friendly. Quirky contemporary decor. Comfortable bed, Excellent quality of food. Attentive staff. Honesty bar. No real bad points. Even the location away from Old Town is not a serious problem. The soap dispenser in the bathroom needed a little attention - but not a serious problem. Can't fault this hotel.

Good value at price we paid (£80 per room per niight). Excellent breakfast and restaurant service. Evening meal very good but, as others have commented, a little bit pricey. I think many more people would eat in if menus were more competetive with other eating options in the area. Would be happy to revisit and recommend Claverton House.

Both Tracy-Anne and Lesley made our stay particularly enjoyable, went out there way to look after us, recommended a great Indian restaurant .Their comprehensive knowledge of the area was invaluable for our short stay. The atmosphere, decor and service were of the very best, and the food was not only delicious but presented with great flair. We really enjoyed our stay, returning as refreshed as we could wish.

I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

The attitude of the owners, excellent food, good size room. A clean and tidy guest house, that I would be happy to recommend to anyone. The only critisism I and my wife would have is that the beds are not very comfortable, and are quite low, we did not get a good nights sleep.

A traditional seaside Guest House, the host was very pleasant and cooked a nice breakfast. The price was a little high for the accomodation available and whilst not the fault of the Hotel this end of town is a little past its prime.

The comfort of our room, it had been newly decorated and was perfect. The owners couldnt have been friendlier, the hotel had a nice feel about it although it still needs further decoration. The corridors were a bit narrow and I must admit I felt a bit nervous that night being on 3rd floor about getting out if a fire broke out

we were pleasantly greeted at arival. i liked the fact it had an en suite, and they made the bed with clean towels every morning. no breakfast included. we had a leak in our shower, which continued for the duration of our stay, the hall way to our room was very dark, the restaurant, wasn't very pleasant to stay in only had breakfast in the morning. no proper fairwell when we left, she just took the key off us.
We liked the fact its postioned right next to the theatre, so we didnt have far to go for our entertainment. Just a little noisey outside, and in the coridors so we didnt get much of a lie in.

Great central location & very helpful nothing
I liked the location, the view, and the overall area was decent I had to wait outside in the rain for nearly an hour because the front door was locked. They were understaffed and the only person on call was upstairs and couldn't hear me ringing the bell.

traditional feel and decor
i thought it was a lovely hotel and the grounds were beautiful-i will definately stay there again. the bed mattress was horribly squeaky!! really badly so-every time you moved even slightly it groaned and creaked...
My fiance and I stayed in the 'Best Room in the House' room and it really was! Everything about the room screamed luxury. The stylish decor, the enormous bed, the wall mounted flat screen TVs in the bedroom and bathroom, roll top bath, his and hers wash basins and stunning views of the hotel grounds. It was truly luxurious!
The food was amazing and very good value for money The service between courses in the restaurant was incredibly slow
The spa treatments and the jacuzzi. There were no XXXL robes for the slightly larger generation.

Wonderful, friendly place to stay. Clean and everything you'd expect from a good hotel. The jacuzzi in the room was wonderful, as was the outdoor pool. Both types of breakfast were delicious.

We and one other couple who stayed that particular night were very shocked when we were asked at 3.30pm to pay £3.50 per half hour to change in our room before our wedding date at 4pm, apparently check in wasnt allowed til 4pm, very much like a backpackers, i was amazed there was no breakfast after having paid £100 for a B and B , admittedly we had a jap toilet and a jap jacuzzi but room and bed were small. Everything was very clean and decorated nicely but....
Love the Room was the Jacuzzi and the Thermal Pool out the Back. The Room is also very well Equipped. Didn't Like leaving after a Wonderfully Stay.

The hotel has much history, has a wonderful chef who provided an excellent meal at dinner, The house and furnishings were historical and comfortable. Loved it.
It was quaint and other-wordly and the location attractive. We didn't have the opportunity to try the dinners but breakfasts were good and there was a charming lounge for visitors. Our room was rather cramped because of an extra bed but generally it was fine although the addition of one small armchair would have been nice.
the house is amazing fantastic history and stunning views. breakfast could have had more choice ie, cereals and muffins had to keep asking for sweetners. bathroom was very small indeed. and owners never mentioned they had a cat. which was difficult because they market the house as dog friendly
The staff were really friendly and the setting was lovely. We dined at the hotel which far exceeded expectations. Ending the evening with a glass of red in front of an open fireplace is highly recommended.
A good base, to visit and walks in the local areas of interest. very relaxing and we think the summer will be even better.
