Pros: The amiable owner John was a real character, the room was clean, tastefully furnished and decorated, everything you needed was present in the room, it was comfortable and a home away from home.
Cons: The many flights of stairs up to the top floor but the stunning sea view made it all worthwhile.

Pros: It was great having your own key to come and go as you needed. Not having to be up at certain time for breakfast made for a nice relaxing life in.
Cons: Very friendly, comfortable and impeccably clean. 5 minutes walk from all the bars, restaurants and sea front. Priory street carpark 2 mins away and is locked 11pm - 6am so £8 for 24hrs is very convenient. Owner rang us straight away to inform us that we had left our phone charger, but thankfully we have loads. Would recommend to anyone wanting no hassle carefree guesthouse.

Cons: As a tall person I made the mistake of booking a single room. It was far too small but I did adapt over my week there. On the subject of small, the shared bathroom on the top floor is barely useable due to tiny size, the problem is the little sink sticks out a bit too far thus making it almost unbearable, it takes a gymnastic side step to move in there. However, in fairness I’m a fairly large 6ft 3 tall guy. A smaller person might manage it ok. Nothing wrong otherwise, it’s a clean bathroom. I also had to buy my own toilet paper, apparently there was a previous guest who was stealing it, so idk, whatever, it was not a problem to buy my own.

Cons: We didn't like the noises coming from the boiler systems overnight. We were woken up quite a few times and struggled to then get back to sleep. Also the tv connection was cutting out a lot!

Pros: Loved the location loved having the balcony with a sea view and how comfortable the rooms are. The bathrooms I’ve used here have both been very nice slow running water but never been a issue for us. Waning to anyone who wants the top floor be prepared to tackle a lot of stairs daily

The complimentary water, coffee and biscuits are refreshed daily, which is great if you are staying a few nights. The location to the vibrant town centre is perfect.

Pros: The staff were very helpful and went out of their way to help you. The location for the theatre was good.
Cons: The hotel staff were very good and kind. The car parking at the back needs sorting as a lot of non visitors had parked their cars there for the show at the theatre later on. This car park (although small) could do with an entry card system for guests of the hotel. Being disabled it is not fair to expect us to park further away from the hotel and walk. The location to the theatre was good but then again the bar was packed with non staying guests just before the show. The back bedrooms have 2 double beds in which is pointless and a waste of space. Maybe put a table and comfy chairs in instead. The breakfast was ok but there should have been a separate restaurant instead of eating in front of all the other residents.

Pros: Booked a twin room, we were allocated a twin double-bedded room. Beds comfortable, facilities excellent. Restaurant very good, if anything over generous with portions. Wide range of breakfast choices. Evening dinner in the cafe-bar was very good. Our room was on the third floor. Access by lift - the lift was VERY small but it worked!
Cons: Pity that the double-glazing was misted, which limited the view over the pier and the Channel.

Pros: I was impressed by the cleanliness, tidiness and the beauty of the building, it must be difficult keeping any guest house in order but Kath did a good job, she was accommodating, helpful and friendly. Although it may not be to most people’s taste I have to say it was one of the better places my husband and I have stayed in the last few years for its price.
Cons: We had to go round the corner to a cafe for our breakfast as the Grosvenor Guest House didn’t include breakfast which as it turns out was actually better because it got us out early and the breakfast was very good.

Pros: Location is great. Dont scare of the condition of the entrance door the owners are very hospitable. If you turn right after you exit the main door of the hotel a 15 minute walk will get you to the next district called Saint Leonards. But you`ve better turn left and see the old Hastings!

Pros: It is situated on the sea front close to all the Town centre and a stroll to old Town"s George Street for selection of coffee shops and restaurants. Fagan's at the far end of the Street remains my favourite. The hotel provides a selection of places to eat and visit. This was printed and laminated and they also provided a book of places that hold interest for the east coast.
Cons: Did'ntt offer breakfast but plenty of choice in Hastings town centre.

Pros: My husband I loved what Michelle and Phill did with their home. So quirky and lots to talk about, from tapestry to fairy doors. The room and bathroom we had, was enough for the 2 small people that we are! Apart from the decor, our highlight was the breakfast, it was sumptuous! It was also easy to find parking space on the street. Michelle and Phill were very friendly and made us feel welcome. Thank you for a great stay!

Pros: Clean rooms, amazing staff, spectacular breakfast that keeps you full for days. The location is perfect as well! It’s close to everything. I don’t see myself staying anywhere else when I’m in Hastings.

Pros: It is a lovely building, kept well. Great location on the seafront, especially as we were there for the White Rock Theatre which was 4 mins walk along the seafront. We would have had a fantastic view of the seafront if it wasn't for Storm Jorge hitting the coast at that moment (we were 65 stairs up !!). It is also close to a lot of restaurants and cafes etc. so we had a great Indian a few doors along from the hotel. Also great to have a fridge in the room.
Cons: The room was a lot smaller than it appeared in the photos. There was a couple of feet between the walls and the bed on either side. The bed itself was one of the most uncomfortable I've ever slept on - like a bit of padded hardboard balancing on springs. Did not sleep very well at all. The listed building status means that the windows are not modern : the sound of the storm was quite evident all through the night, and there was a little pool of water on the windowsill the next morning.

Cons: The room had a stale smell from the pipes. Water was leaking from the shower onto the wall reducing the amount and pressure of water from the shower. Water draining was very inexistance, I was standing in pool of water which was still there when I checked out.
